The Facilities Maintenance Planner/Technician is responsible for planning, coordinating, and executing maintenance activities across the facility. This hybrid role combines proactive maintenance planning, scheduling, and documentation with hands-on troubleshooting, repair, and upkeep of building systems, equipment, and infrastructure. The role ensures maintenance work is completed safely, efficiently, and in alignment with operational goals.
Responsibilities

- Develop and maintain preventive maintenance schedules for facility equipment and building systems.
- Prioritize work orders based on safety, production impact, and resource availability.
- Coordinate maintenance activities with internal departments and external vendors.
- Estimate labor, materials, and equipment requirements for maintenance tasks.
- Maintain accurate maintenance records, logs, and documentation in the CMMS.
- Track KPIs such as work order completion, equipment uptime, and PM compliance.
- Identify recurring problems and recommend long-term solutions or improvements.
- Perform routine, preventive, and corrective maintenance on facility equipment (HVAC, electrical, mechanical, plumbing, etc.).
- Diagnose equipment issues using technical manuals, schematics, and testing instruments.
- Complete repairs with an emphasis on safety, quality, and timeliness.
- Conduct facility inspections to identify potential hazards or maintenance needs.
- Support installation, commissioning, and upgrades of facility systems.
- Ensure tools, equipment, and workspaces are maintained and organized.
- Ensure all maintenance activities align with company safety standards and regulatory requirements.
- Assist in developing and implementing safety procedures and emergency response plans.
- Maintain compliance documentation for inspections, audits, and certifications.
- Provide clear communication on work order status, equipment conditions, and upcoming maintenance activities.
- Work closely with operations, engineering, and leadership to plan around production needs.
- Train or guide junior maintenance staff when necessary.
Requirements

- High school diploma or equivalent; technical degree or certification preferred.
- 3–5 years of experience in facilities or industrial maintenance.
- Experience using a CMMS for planning and documentation.
- Strong mechanical, electrical, or HVAC troubleshooting skills.
- Ability to read and interpret blueprints, schematics, and technical manuals.
- Proficiency in planning, prioritizing, and coordinating multiple maintenance activities.
- Strong communication and problem-solving abilities.
- Knowledge of OSHA regulations and facility safety practices.
- Computer literacy (SAP, MS Office, email systems).
Physical Requirements
- Ability to lift up to 50 lbs.
- Ability to stand, walk, climb, crouch, and use tools for extended periods.
- Ability to work in varying environmental conditions.
