The Property Maintenance Manager plays a key leadership role in overseeing the maintenance and readiness of our multifamily communities, ensuring homes, common areas, and property assets are maintained to the highest standards. Through effective team leadership, efficient systems, and strong vendor partnerships, this role drives quality, responsiveness, and timely completion of maintenance and unit turn activities. The Property Maintenance Manager works closely with leasing and operations teams to ensure apartments are move-in ready, residents receive outstanding service, and every home reflects the professionalism and excellence of our company.

HOW YOU’LL MAKE AN IMPACT

  • Lead and manage the maintenance team to ensure timely completion of work orders, high-quality unit turns, and exceptional service for residents.
  • Establish and maintain systems, processes, and standards that drive efficiency, responsiveness, and accountability.
  • Oversee maintenance requests, preventative maintenance schedules, and unit turn timelines to ensure apartments are move-in ready and resident needs are addressed promptly.
  • Recruit, train, coach, and develop maintenance team members to maximize performance and growth.
  • Conduct routine inspections of vacant units, common areas, and completed maintenance work to ensure company quality standards are met and properties remain well-maintained.
  • Hold team members and trade partners accountable for workmanship, timelines, communication and customer service.
  • Monitor occupancy readiness and work closely with the leasing team to prioritize upcoming move-ins.
  • Identify opportunities for process improvements and implement solutions that increase efficiency and customer satisfaction.
  • Maintain inventory of maintenance supplies, equipment, and tools while controlling departmental expenses.
  • Ensure compliance with company policies, safety standards, and applicable housing regulations.
  • Monitor departmental performance metrics and provide regular updates to leadership.
  • Manage departmental budgets, resources, equipment, and vendor relationships.
  • Achieve company goals for work-order completion times, resident satisfaction, preventative maintenance completion, and unit turn schedules.
  • Address escalated resident concerns and ensure maintenance issues are resolved professionally, efficiently, and with a high level of customer service.
  • Foster a culture of excellence, ownership, and continuous improvement within the maintenance team. 
  • Communicate regularly with leadership regarding departmental performance, staffing needs, operational challenges, and opportunities for improvement.


REPORTING RELATIONSHIP

The Maintenance Manager reports to the Property Manager.


JOB HOURS

  • 40-45 hours per week (7:45am – 5pm, M-F).
  • Lunch meetings are occasionally required.
  • After hours and weekends may be necessary on occasion for trips, events, or to meet deadlines.
  • Travel is occasionally required.
