The Project Manager – Large-Scale Commercial Construction is responsible for the overall leadership, strategic planning, and execution of complex commercial construction projects, typically ranging from $20M to $100M+. This role oversees all phases of the project lifecycle, ensuring delivery on time, within budget, and to the highest standards of safety and quality.
Key responsibilities include contract administration, subcontracting, procurement, design coordination, client relationship management, scheduling, cost control, and profitability oversight. The Project Manager serves as the primary liaison between the client, design team, and subcontractors, while collaborating closely with the Superintendent to ensure seamless field operations.
This position requires proven experience managing large-scale projects with multiple stakeholders, advanced technical knowledge, and strong leadership skills to guide teams and maintain client satisfaction. This is an onsite position.
Responsibilities

- →Scheduling: Create and maintain detailed project schedules, ensuring alignment with critical path milestones.
- →Safety & Compliance: Enforce rigorous safety standards and regulatory compliance across all project activities.
- →Quality Assurance: Maintain exceptional quality standards and implement zero-punch-list strategies.
- →Contract & Change Management: Administer contracts, manage change orders, and mitigate risk.
- →Client & Stakeholder Relations: Serve as the primary point of contact for clients, architects, engineers, and subcontractors.
- →Procurement & Vendor Management: Oversee subcontracting and purchasing for all trades and vendors.
- →Team Development: Mentor and manage project teams, fostering growth and accountability.
- →Business Development: Strengthen client relationships to support repeat business and future opportunities.
- Lead preconstruction planning, including budget review, cost coding, and risk assessment.
- Oversee procurement, bid reviews, and subcontractor negotiations for complex scopes of work.
- Establish and enforce project execution plans, safety programs, and quality standards.
- Develop and maintain comprehensive project schedules; monitor critical path activities.
- Manage all aspects of cost control, including change orders, profitability analysis, and owner billings.
- Ensure compliance with contractual obligations and regulatory requirements.
- Conduct regular progress meetings with clients, design teams, and subcontractors.
- Implement robust document control systems for RFIs, submittals, and project correspondence.
- Provide leadership in staff development, performance evaluations, and succession planning.
- Drive project closeout processes, ensuring timely completion and client satisfaction.
- Perform other duties as assigned.
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field, preferred.
- Minimum 8–10 years of experience in commercial construction, with at least 3 years in a Project Manager role overseeing projects $20M+.
- Demonstrated success in managing complex, multi-phase projects with diverse stakeholders.
- Advanced understanding of construction processes, scheduling, and cost control for large-scale projects.
- Proficiency in project management software (e.g., Procore, Primavera P6, JDE).
- Strong leadership, negotiation, and conflict resolution skills.
- Ability to manage workforce diversity and foster collaborative team environments.
- Excellent communication and client relationship management skills.
Physical Requirements:
- Ability to perform physical activities such as climbing, lifting, balancing, walking, and handling materials.
- Must be able to work in various weather conditions, including extreme heat and cold.
- Capable of standing and walking for extended periods.
- Ability to lift and carry up to 50 pounds.
