~1 min readWe are hiring a Pre-Construction Manager to lead the front-end strategy, planning, and coordination of complex commercial and industrial projects for a U.S.-based construction firm.
This role sits at the critical intersection of design, estimating, procurement, and client advisory, ensuring every project is fully scoped, financially aligned, and execution-ready before breaking ground.
You will partner closely with internal stakeholders and external clients to drive clarity, mitigate risk, and optimize project outcomes early in the lifecycle. Success in this role requires strong commercial judgment, technical fluency, and the ability to operate confidently in a remote, cross-functional, and client-facing environment.

Lead all pre-construction phase activities including conceptual estimating, detailed budgeting, and proposal development across Design-Build, CM, and negotiated delivery models

Own and manage the design coordination process, ensuring alignment across scope, constructability, cost, and schedule
- →
Partner with estimators to produce accurate conceptual and GMP-level cost estimates, including value engineering recommendations

Drive procurement strategy, including subcontractor identification, bid packaging, scope leveling, and performance tracking

Collaborate with project executives and leadership on project strategy, feasibility, and client positioning

Present budgets, proposals, and technical solutions to clients in a clear, confident, and consultative manner

Lead risk identification and mitigation planning, including cost exposure, schedule constraints, and design gaps

Identify and implement cost-saving and value optimization opportunities without compromising quality or intent

Build and maintain strong relationships with subcontractors, suppliers, consultants, and clients

Support permitting and entitlement processes, coordinating with municipalities, AHJs, and utility providers

Contribute to the development and maintenance of subcontractor and supplier networks, including global sourcing where applicable

Ensure all pre-construction deliverables are well-documented, communicated, and transitioned effectively to project execution teams
Requirements
~1 min readProven experience across industrial, commercial, or institutional (ICI) construction projects and multiple delivery models (CM, Cost Plus, Lump Sum, Design-Build)
Strong technical knowledge of building systems, including building envelope, site development, and MEP (mechanical, electrical, plumbing)
Ability to interpret construction documents from conceptual through issued-for-construction stages and translate them into accurate budgets and scopes
Experience developing conceptual and detailed estimates, performing scope analysis, and driving value engineering initiatives
Proficiency with construction and estimating tools (e.g., PlanSwift, Procore, or similar), along with strong Excel skills for cost modeling and analysis
Solid commercial and financial acumen, with the ability to balance cost, risk, constructability, and client expectations
Excellent English communication skills (written and verbal), with confidence leading client presentations and cross-functional discussions
Experience working in remote, distributed teams, managing stakeholders across time zones effectively
Degree or diploma in Construction Management, Engineering, Architecture, or related field (or equivalent experience)
Exposure to U.S. construction standards, permitting processes, and client expectations is highly preferred
Experience working with U.S.-based clients or contractors in a remote capacity is strongly preferred
Experience in cold storage, food processing, or temperature-controlled facilities is a plus
Familiarity with procurement strategy, subcontractor bid leveling, and GMP development is a strong advantage
