The Property Manager oversees the daily operations and success of one or more multifamily communities within the portfolio. This role is responsible for achieving occupancy, resident satisfaction, operational excellence, compliance, and financial performance goals. The Property Manager serves as the primary on-site contact for residents, vendors, and regional leadership, ensuring the property reflects Bradley Company’s standards of quality, professionalism, and care.
Responsibilities
~1 min read- Lead all leasing activities to achieve occupancy and retention goals.
- Conduct property tours, process applications, prepare lease agreements, and coordinate move-ins and renewals.
- Develop and execute leasing and marketing strategies to maintain competitive occupancy levels and generate qualified traffic.
- Partner with the marketing team to implement advertising, outreach, and social media initiatives.
- Monitor leasing performance, resident retention trends, and market conditions to recommend and implement strategy adjustments.
- Serve as the primary on-site contact for residents, providing exceptional customer service and fostering a positive community experience.
- Address resident inquiries, concerns, lease violations, and service requests promptly and professionally.
- Support resident retention programs, community engagement events, and initiatives that enhance resident satisfaction.
- Oversee daily property operations including leasing, maintenance coordination, curb appeal, unit readiness, vendor management, and overall property appearance.
- Conduct regular inspections to ensure compliance with company, ownership, safety, and quality standards.
- Coordinate unit turns, work orders, preventative maintenance, and vendor services to support efficient operations and timely move-ins.
- Maintain organized and accurate property records and documentation.
- Ensure compliance with Fair Housing, ADA, company policies, and all applicable federal, state, and local regulations.
- For affordable housing communities, ensure compliance with program requirements including HUD, LIHTC, Section 8, Rural Development, HOME, and other applicable housing programs.
- Partner with Compliance and Regional teams to prepare for audits, inspections, reporting requirements, and regulatory reviews as needed.
- Assist in the development and management of the property's annual operating budget in partnership with regional leadership.
- Monitor rent collections, delinquencies, and operating expenses to achieve financial performance goals.
- Prepare, review, and analyze monthly financial reports and communicate recommendations for corrective action when necessary.
- Accurately process invoices, purchase orders, and resident billing in accordance with company accounting procedures.
- Identify opportunities to improve operational efficiencies and support long-term financial planning.
- Lead and support on-site team members, including Assistant Property Managers, Leasing Professionals, and Maintenance Technicians, as applicable.
- Provide coaching, feedback, performance management support, and professional development opportunities.
- Promote teamwork, accountability, and open communication among site staff.
- Collaborate with regional leadership, accounting, compliance, and maintenance teams to ensure operational alignment and resident satisfaction.
- Build and maintain strong working relationships with residents, vendors, contractors, and community partners.
- Performs other duties and responsibilities as assigned to support business needs and contribute to team success.
Requirements
~1 min read- High school diploma or equivalent required; associate or bachelor's degree in business, property management, or a related field preferred.
- 2+ years of progressive multifamily property management experience required.
- Experience managing conventional, market-rate, affordable housing, or mixed-use communities preferred.
- Experience with leasing, resident relations, budgeting, and property operations required.
- Experience with affordable housing compliance programs (HUD, LIHTC, Section 8, Rural Development, HOME, or similar programs) is a plus.
- Multifamily industry certifications such as NALP, HCCP, ARM, CAM, or other related designations are preferred.
- Customer service oriented with a proactive, problem-solving mindset.
- Ability to interpret financial reports and support budget management.
- Strong organizational skills with the ability to manage multiple priorities in a fast-paced environment.
- Excellent interpersonal and communication skills to effectively engage residents, vendors, clients, and internal teams.
- Knowledge of Fair Housing requirements and general property management regulations.
- Proficiency in property management systems (Yardi) and Microsoft Office Suite.
- Valid driver's license with the ability to travel as required.
