About the Senior Sustainable Building Commissioning Specialist Role

The Senior Commissioning Specialist acts as lead commissioning on all building/project types for new construction. They may lead or support Leads to commission complex new and existing buildings and support projects in creating deliverables and completing site visits. They may provide guidance/mentorship/on-site management for supporting Cx Specialists. The Senior Commissioning Specialist works with Leads and Directors to evaluate existing templates, looking for opportunities to refine and modify them to meet project needs, and the overall Brightworks commissioning process. This position reports to a Service/Practice Lead and may work closely or overlap with staff managing LEED projects.

  • Complete design reviews in compliance with LEED and Title 24. Provide guidance and direction to Cx Specialists where appropriate.

  • Prepare and maintain Cx documentation such as owner’s project requirements (OPR), Cx Plan, Training Plan, Cx Report, and Systems Manual by using or modifying existing templates and collaborating with external project team and internal LEED team. Collaborate with the external project team and internal LEED team to request documentation, review for completeness, and request updates/modifications where appropriate. Track deliverables against internal and external schedules and deadlines, including specific Title 24 requirements (NRCC).

  • Complete site visits for all building types, including providing guidance/mentorship/on-site management for supporting Cx Specialists.

  • Ensure accuracy of CxAlloy project setup and equipment/asset list; use existing templates for PFCs and FPTs where appropriate. Ensure all checklists/tests are appropriate to project specifics. Create new/custom test or checklist templates or edit existing where needed for all system types, including BAS and central plants.

Responsibilities

  • Lead complex client-facing projects and collaborate with senior staff to clarify high-level client goals, staffing resources, project budget, and expected deliverables.

  • Supervise, oversee and mentor internal team members so that they develop the knowledge, skills, and capabilities to deliver projects within scope, on budget, on schedule, and in the Brightworks way.

  • Oversee, guide, and QA/QC the delivery of technical analyses, presentations, communications and deliverables to clients within scope, on budget, on schedule.

  • Develop and maintain strong relationships based on expertise, competence, openness, initiative, and trust with existing and prospective clients, practice area leaders, and influencers within the industry.

  • Maintain control of the project financials and contracting, complete invoicing, timesheet, and expense approvals per firm timelines. Proactively engage the finance team to address complex issues and meet common goals.

  • Provide input to senior staff to help win projects and meet the company’s profitability criteria.

  • Support the firm’s practice development through acquiring technical expertise, collaborating on firm innovations, and matching industry leadership in sustainability with client needs.

  • Foster honest, productive communications throughout the entire firm to support project delivery, business development, and operations.

This position may directly supervise a small team.

  • Subject matter expert in reading drawings, specifications, and equipment schedules for mechanical, electrical, plumbing, landscaping, and renewables, as well as all control sequences of operation.

  • Expertise in LEED and Title 24 commissioning requirements.

  • This position requires a Bachelor’s degree in a relevant field, e.g., engineering, architecture, construction management, environmental science, sustainability, planning, or related disciplines.

  • Relevant coursework or internships in sustainability, green building, or project management.

  • Advanced degree in green building or sustainability-related field preferred, focused on energy efficiency and/or mechanical/electrical/plumbing systems.

  • 8+ years of experience in a complimentary field of green building or sustainability project management with 5+ years of experience in building commissioning.

  • CxP credential.

  • Professional Engineer (PE) and 5+ years of experience working hands on with HVAC/BAS controls, electrical/renewable energy systems, and existing building energy auditing strongly preferred.

Portland, OR $92,610 - $109,830

Los Angeles, CA $101,430 - $120,290

New York, NY $110,250 - $130,750

Boulder or Fort Collins, CO $97,020 - $115,060

Starting pay offered may vary depending on geographic region, external market value, internal pay equity, job-related knowledge, skills, and experience among other factors. Starting salary offers will typically be made in the bottom half of the listed range. In compliance with Equal Pay for Equal Work Acts, a potential new employee’s salary history will not be used in compensation decisions.
