TGH currently has approximately $50 million of self-storage development under construction in Southern California, with a pipeline targeting $60 million or more of new development annually. The firm’s strategy combines disciplined site selection, deep municipal entitlement expertise, and hands-on development execution to deliver outsized risk-adjusted returns in a sector undergoing rapid institutional consolidation.

The Construction Project Manager’s responsibility is to supervise the field construction of a project and to complete the Work on schedule, within the budget and to the quality of workmanship specified.
- Review the project in-depth to schedule deliverables and assist with scoping, planning, and budgeting
- Maintain a regular on-site presence at existing and proposed building sites, requiring frequent local travel within Southern California
- Evaluates specifications for plan procedures, start and completion dates, and staffing requirements for each phase of the construction project
- Estimates the scope of work and obtains a variety of bids for comparison and completion of each job
- Examine the contract drawings, specifications and other relevant documents for design or build issues, details, and possible code violations, and to bring these to the attention of the Development Manager
- Assist the Development Manager in the development and refinement of the Project Schedule, and to work with the Development Manager to keep the schedules properly updated, and to see that the job meets the various required dates
- Plan and review the Construction Program with the Development Manager including quality control procedures, safety and security practices, field office location and layout, temporary utilities, staging areas, equipment and manpower
- Coordinate, direct, monitor, inspect the activities of the General Contractor, Subcontractors and Suppliers
- Verify that the General Contractor and each Subcontractor has completed his contractual requirements as condition precedent to beginning his work at the jobsite. This includes a Certificate of Insurance, a fully executed Subcontract, a Schedule of Values and a Safety Program
- Ensure that all required permits or licenses have been obtained, and that all required safety notices are posted
- To cooperate with, and direct when necessary, the activities of the inspection agencies, and to effect remedial actions indicated by the reports of these agencies
- Receive and review the Subcontractors Daily Reports of work done and labor and material employed
- Participate, as required, in the timely preparation of monthly requisitions
- Participate in value engineering and constructability reviews with the Contractors and provide guidance to development staff
- Assist in developing and maintaining project timelines, ensuring milestones are met on time and within budget
- Provide reports related to project status to senior development staff and other stakeholders
- Assist Development Staff in securing the appropriate approvals, certifications, permits, etc. from city and other government agencies as required
- Assist with the entitlement process of a project lifecycle
- Assist with design and construction management of projects to limit and negotiate change orders
- Assist with managing the commissioning and acceptance procedure and ensure adherence to all guidelines
- Assist with project closeout documentation including but not limited to as-builts, warranties, operation manuals, 3rd party engineer’s approvals, completion of punchlists, commissioning, etc.
- Supervise vendors, independent contractors and subcontractors adhering to all government laws and Terrace Group Policies.
- Bachelor’s degree and/or equivalent work experience in a related field to commercial construction, real estate development, or construction management.
- Minimum 3 years of experience in real estate development and/or construction for self-storage or similar commercial product type (industrial, flex, or multifamily) required.
- Experience working for a General Contractor in self-storage or adjacent commercial asset classes preferred.

- This role is based in Los Angeles, CA and requires full-time, in-office presence
