The Maintenance & Facilities Manager is responsible for overseeing all maintenance operations, facilities management, and utilities systems for the organization. This position leads a team of maintenance and facilities personnel to ensure that all equipment, building systems, and utilities (including HVAC, compressed air, air handling systems, electrical, chilled water, vacuum, nitrogen system, boilers, and water systems) operate safely, reliably, and efficiently. The role includes managing preventive maintenance programs, reducing equipment downtime, implementing engineering improvements, supporting capital projects, ensuring regulatory compliance, and maintaining a safe working environment. This position requires a hands-on leader with strong technical acumen, excellent communication skills, and the ability to collaborate across departments to support production and organizational objectives.

- Lead, supervise, train, and mentor maintenance and facilities personnel, promoting a safe, efficient, and high-performance work environment.
- Communicate regularly with maintenance teams to ensure alignment on priorities, work progress, and improvement opportunities.
- Experience implementing AI-driven automation and connectivity solutions for warehouse and manufacturing equipment to improve efficiency, reliability, and production throughput.
- Knowledge of integrating industrial equipment with PLC, SCADA, MES, ERP, and IoT systems for real-time monitoring, data collection, and automated process control.
- Ability to analyze operational data and develop smart automation strategies for predictive maintenance, process optimization, and continuous improvement initiatives.
- Implement, lead, and sustain TPM (Total Productive Maintenance) methodologies, including Preventative Maintenance, PM, Autonomous Maintenance, AM, and Early Equipment Management, EEM pillars to enhance equipment reliability and reduce unplanned downtime.
- Drive TPM culture across operations by training teams, establishing standards, ensuring integration with preventive & predictive maintenance routines, and lead Breakdown Analysis, BDA activities.
- Plan and manage preventive and predictive maintenance schedules (30/60/90/180 days and annual).
- Review equipment and building system performance to minimize unplanned downtime and identify efficiency opportunities.
- Ensure effective financial management of all spare parts and storeroom controls.
- Ensure timely follow-up and completion of all PMs and work orders through CMMS (e.g., FIIX).
- Track, analyze, and improve maintenance KPIs including asset utilization, maintenance cost, PM compliance, and uptime.
- Provide technical expertise for the operation and maintenance of building systems including HVAC, electrical distribution, compressed air, air handling systems, chilled water, nitrogen system, vacuum, steam, boilers, and RO water.
- Lead engineering projects for facility upgrades, system expansions, equipment installations, and energy improvement initiatives.
- Maintain accurate technical documentation (schematics, SOPs, maintenance logs, system drawings).
- Manage contractors and vendors including sourcing, negotiating, scheduling, and evaluating performance.
- Oversee facility repair, construction, and capital improvement projects to ensure on-time and on-budget completion.
- Coordinate with other departments to support process changes, equipment installs, and facility modifications.
- Ensure compliance with OSHA, GMPs, building codes, environmental regulations, and company safety programs (including lockout/tagout and fire/safety programs).
- Conduct facility inspections, audits, and risk assessments; implement corrective and preventive actions.
- Maintain documentation including inspection logs, service records, safety reports, and compliance documentation.
- Manage supplies, and maintenance shop equipment.
- Assist with budgeting, cost forecasting, quote processes, and parts requisition.
- Identify cost-saving opportunities through process improvements and asset reliability strategies.
- Support cross-functional teams to improve performance, quality, and facility operations.
- Perform other duties and responsibilities as assigned by Senior Management.
Requirements

- Bachelor’s degree in Mechanical, Electrical, or Facilities Engineering, or related technical field required.
- 5–7 years of maintenance leadership experience in a manufacturing, food, pharmaceutical, or industrial environment.
- Strong working knowledge of mechanical, electrical, HVAC, and utility systems.
- Experience managing preventive and predictive maintenance programs.
- Strong understanding of GMPs, OSHA requirements, and safety regulations.
- Proven background in managing timelines, implementing process improvements, and delivering measurable results.
- Experience leading engineering or capital improvement projects preferred.
- Strong analytical, problem-solving, and team-building skills.
- Ability to communicate effectively with employees, contractors, vendors, and leadership.
- Ability to work extended hours or multiple shifts on occasion.
- Experience with industrial automation and connectivity platforms, including preferred experience with Ignition for manufacturing, warehouse, and process equipment integration.
- Bilingual (English/Spanish) preferred.
- Proficient in Computerized Maintenance Management Systems (CMMS), preferably FIIX.
- Strong skills in Microsoft Office Suite (Word, Excel, Outlook, PowerPoint).
- Knowledge of PLC systems and basic CAD or engineering design software preferred.
