Responsibilities

  • Underwriting & Financial Analysis – Autonomously structure and prepare underwriting for commercial real estate properties using historical financial statements, borrower models or projections, and market data. With minimal oversight, produce reliable valuation and loan analysis and provide strategic insights and recommendations to Managing Directors and Producers on transaction structure, capitalization, and execution strategy.
  • Debt & Equity Deal Structuring – Support the evaluation and positioning of both debt and equity opportunities across the capital stack. Assist in analyzing financing alternatives, capital structures, returns, and transaction scenarios to help determine the best execution strategy for clients.
  • Capital Markets Materials & Packaging – Prepare high-quality, client-ready offering materials, loan request packages, and investment summaries for presentation to lenders, investors, and capital partners. Materials may include narrative analysis of the borrower, property, location, and market, as well as underwriting, valuation, lease and rent roll analysis, comparable data, photographs, aerials, and maps.
  • Lender / Investor Outreach Support – In collaboration with Managing Directors, Vice Presidents, and Producers, compile deal-specific target lists of potential lenders, investors, and capital sources. Support outreach efforts by helping prepare materials, organize responses, track activity, and analyze quotes, proposals, and indicative terms for presentation to the client.
  • Transaction Execution & Closing – Support transactions through the closing process by coordinating due diligence, reviewing third-party reports, assisting with lender and investor requirements, and helping facilitate communication among borrowers, lenders, investors, legal counsel, vendors, and internal servicing and insurance teams. Review key transaction documentation and provide input on issues impacting deal execution and borrower interests.
  • Research & Market Intelligence – Conduct borrower, property, market, and capital markets research using internal and third-party resources. Research may include ownership records, transaction history, demographic trends, rent and sales comparables, and broader market intelligence to support underwriting, deal strategy, and business development efforts.
  • Client & Capital Partner Support – Help deliver a best-in-class experience for clients, lenders, investors, and internal partners by producing thoughtful analysis, high-quality materials, and responsive communication throughout the transaction lifecycle. Participate in calls, meetings, and ongoing deal discussions as appropriate.
  • Lead Generation & Business Development Support – In collaboration with senior team members, contribute to ongoing prospecting and business development efforts by leveraging internal tools, third-party resources, and market research to identify opportunities and support relationship-building efforts within the market.
  • Team Support & Execution – Provide support on underwriting and deal-specific questions, serve as a resource on more complex transactions, and effectively manage multiple assignments across underwriting, deal analysis, packaging, research, and execution in a fast-paced environment. Provide broader team support, including select administrative or marketing-related responsibilities, as needed.
  • Minimum four years of full-time experience in Commercial Real Estate Finance, with specific experience working with Fannie Mae, Freddie Mac, FHA/HUD, Life Insurance Companies, Debt Funds, and other capital sources
  • Four-year college degree required with a major in real estate, finance, accounting, or related field; graduate degree a plus
  • Strong understanding of cash flow analysis and demonstrated analytical ability, including calculation of NOI, DSC, ROC, IRR, and related return metrics
  • Experience supporting or executing commercial real estate debt and/or equity transactions
  • Strong technical knowledge and skills, including advanced proficiency in Microsoft Excel, Word, and PowerPoint; knowledge of Salesforce and/or ARGUS is a plus
  • Strong organizational skills with the ability to manage multiple projects under pressure and solve problems proactively
  • Resourceful, self-motivated, and able to work independently with minimal supervision
  • Strong work ethic and willingness to work extended hours when needed
  • Excellent written and verbal communication skills
  • Ability to produce polished, client-facing work product and contribute thoughtfully to deal discussions

 

 

Minnesota Residents: Northmarq carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The salary range for the Investment Analyst III position is $76,000.00 to $125,000.00 annually (this range is a good faith estimate), plus annual bonus eligibility. The actual compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience.
