Property Repairs, Rental Turns & Renovations Specialist

Our client is looking for a Property Repairs, Rental Turns & Renovations Specialist to remotely coordinate maintenance operations, unit turnovers, renovation projects, vendor performance, and property readiness across a growing residential portfolio. They operate in the residential real estate industry and have expanded into multiple U.S. markets while developing and upgrading distinctive communities, including an award-winning eco-friendly property and a newly renovated apartment community. The ideal candidate combines property management expertise, technical knowledge, financial discipline, and a proactive ownership mindset. Responsibilities Manage the complete rental turnover process between resident occupancies, ensuring each unit is completed on schedule and meets established quality standards. Schedule vendors and contractors, confirm completion of turnover checklists, order materials, coordinate deliveries, and process related invoices. Coordinate pre-move-in and post-move-out inspections to accurately document unit conditions and identify required work. Lead renovation and repair initiatives to ensure properties are safe, compliant, attractive, and ready for occupancy. Coordinate resident maintenance requests and provide clear, timely updates regarding repairs. Supervise contractors and vendors responsible for maintenance, renovations, property upkeep, snow removal, and related services. Monitor vendor performance, screen potential service providers, conduct interviews, and manage vendor onboarding. Coordinate remote oversight of city, housing authority, and property inspections while ensuring that identified issues are resolved. Develop and manage a quarterly preventive maintenance program across the portfolio. Monitor property conditions through recurring inspections and coordinate corrective repairs when necessary. Maintain organized records of inspections, work orders, maintenance activities, vendor communications, project documentation, and expenses. Support emergency maintenance response by evaluating issues, dispatching vendors, and communicating with residents and internal stakeholders. Participate in rotating weekend and overnight coverage to support emergency operations and tenant screening during active listings. Assist with renovation planning and due diligence for new or expanding real estate investments. Prepare preliminary project pricing, evaluate contractor proposals, and support renovation budgeting decisions. Develop renovation schedules and monitor contractor performance, milestones, project costs, and completion dates. Review invoices, coordinate vendor payments, and help ensure projects remain within approved budgets. Track financial performance through budgeting, cost control, reporting, and variance analysis. Maintain accurate information in property management databases, CRM platforms, and internal tracking systems. Manage property-related email correspondence, forms, surveys, and administrative documentation. Respond to general resident inquiries and help maintain organized communication between residents, vendors, local team members, and leadership. Requirements Bachelor’s degree in Electrical Engineering, Civil Engineering, Architecture, Administration, or a closely related field. At least five years of property management experience focused on renovations, maintenance operations, property repairs, and rental turnovers. Hands-on experience managing property maintenance through both remote operations and onsite or corporate teams. Proven ability to manage contractors, vendors, maintenance providers, and renovation partners. Experience coordinating residential renovation or rehabilitation projects from planning through completion. Strong knowledge of rental turnover procedures, unit inspections, preventive maintenance, and property readiness standards. Experience supporting U.S.-based or international clients, portfolios, operations, or teams. Ability to work independently in a highly autonomous remote environment. Strong financial and analytical skills, including project budgeting, invoice review, variance analysis, reporting, and cost control. Excellent written and verbal English communication skills. Confident and professional communication style when working with residents, vendors, contractors, local team members, and senior leadership. Ability to manage several properties, projects, deadlines, vendors, and competing priorities simultaneously. Familiarity with residential property regulations, housing authorities, inspection requirements, and applicable property standards. Reliable computer, internet connection, backup internet, backup power, cell phone, printer, scanning capability, antivirus protection, and VPN access. Qualifications Licensed engineer status is considered a strong advantage. Certified Property Manager, facilities management, building systems, or maintenance-related certifications are highly preferred. HVAC, plumbing, electrical, mechanical, or other trade-specific knowledge or certifications are beneficial. Experience managing multi-property or multi-state residential portfolios is preferred. Previous experience with real estate due diligence, capital improvements, renovation estimating, or property rehabilitation is valuable. Strategic and critical-thinking abilities, particularly when identifying operational inefficiencies and improving processes. Experience working directly with executives and responding constructively to clear, direct feedback. Strong time-management skills and awareness of time-zone differences within distributed teams.
