Position Summary
We are seeking an Associate, Investments to join our team at Article Student Living.
Reporting to the Vice President of Investments, the Associate, Investments plays a key role within the Investments team, contributing across Acquisitions & Development, Asset Management, and Debt Capital Markets functions. The Associate plays a leading role in the underwriting and financial modeling process for new investments and developments, as well as for the ongoing performance and financing of Article's national student housing portfolio. Working closely with senior team members, the Associate assists with transaction execution, market research, asset management, and capital markets activities, gaining broad exposure to the full life cycle of student housing investments. While continuing to gain experience across all three verticals, Associates also begin to develop deeper expertise in one area of focus: Acquisitions & Development, Asset Management, or Debt Capital Markets. This role requires a highly organized and analytical professional with strong communication and leadership skills who thrives in a fast-paced, team-oriented environment.This role works onsite from our Chicago office and may travel up to 10% as needed.
The pay range is $90K - $100K with a 25% bonus.
Key Responsibilities
Acquisitions & Development
Lead underwriting for new acquisition and development opportunities by building and managing detailed financial models, including return projections, sensitivity analyses, and partnership structures.
Prepare and present investment committee materials, board presentations, and equity partner packages in collaboration with senior team members, clearly communicating deal assumptions, risks, and recommendations.
Manage day-to-day transaction processes, including due diligence, coordination with lenders, equity partners, and internal stakeholders, and closing activities, alongside leadership.
Lead market research on student housing supply, demand, comps, and broader trends, ensuring insights are incorporated into investment strategy.
Asset Management
Monitor performance and financial results for select assets and perform analytical and reporting functions in support of leadership on additional properties across the portfolio, preparing reporting materials for investors, lenders, and capital partners.
Prepare annual business plans and asset strategies for select assets, and assist in the same process for other properties alongside senior team members, ensuring analyses and recommendations align with investment objectives.
Collaborate with property management to develop and evaluate value-enhancement strategies, contributing ideas and analysis to identify and recommend new opportunities to improve property performance and maximize returns.
Provide valuation and analytical support, including appraisal reviews, hold/sell analyses, and financial modeling for refinancing, recapitalization, and disposition opportunities, assisting in the decision-making process with support of senior team members.
Debt Capital Markets
Evaluate financing opportunities and assist in structuring and executing financing for new and existing investments.
Perform debt underwriting, assist in lender due diligence, and coordinate loan documentation and closing activities for both new and existing investments.
Maintain and refine reporting and analyses of debt positions, refinancing opportunities, and market conditions, contributing insights to inform capital strategy discussions with leadership.
Qualifications
Bachelor's degree in Finance, Real Estate, Economics, Engineering, or a related field.
3–6 years of experience in real estate investment, private equity, investment banking, or a related field.
Advanced proficiency in financial modeling, including discounted cash flow (DCF) analysis, joint-venture waterfalls, sensitivity analysis, and complex capital structures.
Strong technical expertise in Microsoft Excel and PowerPoint; ability to independently build and manage sophisticated financial models and presentation materials.
