The Handyman/Porter is responsible for maintaining a clean, safe, and well-functioning property. This role combines custodial services with general maintenance duties to ensure the building, common areas, grounds, and residential units are properly maintained while providing excellent service to residents and supporting the property management team.

Responsibilities

  • Maintain the cleanliness and appearance of all common areas, including hallways, lobbies, stairwells, restrooms, and amenity spaces.

  • Sweep, mop, vacuum, dust, and remove trash and recycling throughout the property.

  • Keep entrances, sidewalks, parking areas, and exterior grounds clean and free of debris or safety hazards.

  • Perform daily inspections to identify maintenance, cleanliness, or safety concerns and report issues as needed.

  • Respond promptly to work orders and emergency maintenance requests.

  • Complete minor plumbing, electrical, carpentry, and general building repairs within the scope of the position.

  • Replace light bulbs, air filters, locks, smoke detector batteries, and other routine building components.

  • Prepare vacant apartments for new residents by cleaning, making minor repairs, and ensuring units are move-in ready.

  • Test appliances and building equipment to verify they are operating properly.

  • Maintain janitorial supplies, trash receptacles, sprinkler systems, and other assigned building equipment.

  • Coordinate with contractors and vendors by reporting issues and monitoring repair work when necessary.

  • Set up safety signage and respond quickly to spills or hazardous conditions.

  • Follow all company policies, health and safety regulations, and emergency procedures.

  • Provide courteous assistance to residents and perform additional duties assigned by management.

  • High school diploma or GED preferred.

  • Previous experience in building maintenance, porter, janitorial, custodial, or handyman work preferred.

  • Basic knowledge of plumbing, electrical, carpentry, and general repair techniques.

  • Experience using common hand and power tools, along with commercial cleaning equipment.

  • Ability to identify maintenance issues and complete routine repairs safely and efficiently.

  • Strong attention to detail and commitment to maintaining a clean, safe, and professional environment.

  • Good communication and customer service skills.

  • Ability to work independently and as part of a team.

  • Ability to stand, walk, bend, kneel, climb stairs, and lift up to 40 pounds throughout the workday.

  • Flexible availability, including weekends or evenings when required.

  • Must be reliable, professional, and able to maintain a positive attitude.

  • Must wear the company-issued uniform and present a professional appearance.
