The Commercial Roofing Estimator is responsible for evaluating project opportunities, preparing accurate and competitive cost estimates, and supporting the successful acquisition of commercial roofing projects. This role plays a critical function in business development and operational planning by analyzing project specifications, conducting material and labor takeoffs, identifying project risks, and developing pricing strategies that align with company objectives and profitability targets.
The Estimator works closely with management, operations, vendors, subcontractors, and customers throughout the bidding and pre-construction process to ensure proposals are complete, technically accurate, and financially sound. This position requires strong analytical ability, industry knowledge, attention to detail, and the ability to manage multiple bids and deadlines in a fast-paced construction environment.
- Review project drawings, specifications, addenda, and contract documents to develop accurate and competitive project estimates.
- Perform detailed takeoffs for roofing systems, insulation, sheet metal, waterproofing, accessories, and related materials.
- Analyze labor requirements, production rates, equipment needs, and subcontractor scopes to determine total project cost.
- Request and evaluate vendor and subcontractor quotations for accuracy, scope compliance, and pricing competitiveness.
- Prepare comprehensive bid proposals, budgets, alternates, and value engineering options within required deadlines. Attend pre-bid meetings, site walks, and project scope reviews as necessary.
- Maintain current knowledge of commercial roofing systems, manufacturer requirements, and market pricing trends.
- Evaluate project risks, schedule impacts, access limitations, and logistical challenges that may affect profitability.
- Identify scope gaps, inconsistencies, and potential change order opportunities during the estimating process.
- Ensure estimates align with company margin objectives and operational capabilities.
- Coordinate with operations, project management, and field leadership during project turnover meetings.
- Provide clear and organized bid documentation, takeoffs, scope clarifications, and assumptions to project teams.
- Support ongoing communication between clients, suppliers, subcontractors, and internal departments throughout pre-construction activities.
- Build and maintain professional relationships with general contractors, property owners, consultants, manufacturers, and subcontractors.
- Respond to client inquiries regarding pricing, scope clarification, qualifications, and project schedules.
- Represent the company professionally during negotiations, meetings, and project discussions.
- Support business development efforts by identifying bidding opportunities and maintaining customer relationships.
- Maintain organized records of bids, drawings, specifications, pricing history, and project documentation.
- Monitor awarded versus estimated project performance to improve future estimating accuracy.
- Ensure all bids comply with applicable building codes, OSHA requirements, contract specifications, and company standards.
- Adhere to all company safety policies, ethical standards, and confidentiality requirements.
- Maintain a strong understanding of OSHA regulations, company safety policies, and commercial roofing safety standards.
- Promote and support a safety-first culture throughout all estimating and pre-construction activities.
- Review project specifications and site conditions to identify potential safety risks, access concerns, and compliance requirements.
- Ensure bid proposals and project estimates account for required safety equipment, fall protection, permits, and regulatory compliance measures.
- Adhere to all applicable federal, state, and local construction regulations, including prevailing wage and public bid requirements when applicable.
- Maintain working knowledge of roofing manufacturer specifications and installation standards to support code-compliant project execution.
- Participate in required safety meetings, training programs, and company compliance initiatives.
- Conduct site visits and pre-bid walkthroughs in accordance with company safety procedures and PPE requirements.
- Report observed safety concerns, hazards, or compliance issues to management promptly and professionally.
Requirements
~2 min read- Associate’s or Bachelor’s Degree in Construction Management or related field preferred or equivalent work experience in lieu of degree.
- OSHA 10 or OSHA 30 certification preferred.
- Valid driver’s license with acceptable driving record required.
- Minimum of 3–5 years of commercial roofing, construction estimating, or related industry experience preferred.
- Strong knowledge of commercial roofing systems, including TPO, EPDM, PVC, modified bitumen, built-up roofing, coatings, and sheet metal applications.
- Understanding of construction methods, building codes, OSHA regulations, and roofing manufacturer specifications.
- Experience with public bidding, prevailing wage projects, and environments preferred.
- Ability to read and interpret blueprints, specifications, architectural drawings, and contract documents.
- Proficient in material and labor takeoffs, cost analysis, and bid preparation.
- Experience using estimating software, digital takeoff platforms, Microsoft Excel, and other construction management tools.
- Strong mathematical, analytical, and problem-solving skills.
- Strong verbal and written communication skills with the ability to interact professionally with clients, vendors, subcontractors, and internal teams.
- Excellent organizational skills with the ability to manage multiple bids, deadlines, and priorities simultaneously.
- Detail-oriented with a high level of accuracy and accountability.
- Ability to work independently while contributing to a team-oriented environment.

- Common Physical & Work Environment Requirements
- Ability to sit, stand, and work at a computer for extended periods.
- Ability to read blueprints, technical specifications, and construction documents.
- Travel to jobsites, customer meetings, and pre-bid walkthroughs.
- Ability to safely access commercial roofing jobsites, including climbing ladders and walking roof surfaces when necessary.
