VP of Purchasing - New Home Sales

The primary role of the Vice President of Purchasing is to provide senior-level leadership and oversight for the division’s purchasing, estimating, and design functions to support operational success, efficiency, quality, and cost control. The position oversees the production and accuracy of takeoffs, estimates, home designs, and construction drawings; ensures compliance with company processes; maintains system accuracy and the complete setup of plans, communities, costs, quantities, options, and retail pricing; leads supplier, distributor, and trade negotiations; manages vendor selection, trade capacity, quality control, cycle time, estimating accuracy, regional agreements, and cost-reduction initiatives; and monitors departmental staffing needs. This position requires strong leadership, negotiation, analytical, database-management, interpersonal, and communication skills, along with keen attention to detail. This position reports directly to the Division President, with dotted-line responsibility to the Regional Vice President of Purchasing. Travel to assigned communities, job sites, and other business locations will be required.

• At least ten (10) years of purchasing management experience in the new home construction industry, including estimating and purchasing leadership for a high-volume production residential builder.
• Bachelor’s degree in business, supply chain management, construction management, or a related field is required; a master’s degree is preferred.
• Proficiency with NewStar Enterprise or equivalent procurement software and MS Office Suite is required; experience with BuildPro and electronic takeoff software is preferred.
• MS Office and proficiency with spreadsheets
• Self-motivated with attention to detail, positive attitude and ability to work as a team member
• Organization and time management skills are a necessity
• Exceptional communication skills - both written and verbal
• Comfortable presenting ideas and solutions to leadership and key business partners
• Strong attention to detail
• Ability to establish and maintain strong relationships
• Proficient in MS Excel, PowerPoint, and Word
• Valid Driver’s License
• Demonstrated experience supervising and developing a team of 10 or more employees.
• Proven leadership experience in procurement or purchasing, with a strong record of success and the ability to inspire, motivate, and hold teams accountable.
• Demonstrated expertise in strategic sourcing, competitive bidding, contract negotiation, supplier management, and value engineering.
• Strong understanding of procurement best practices, market dynamics, and homebuilding industry trends.
• Strong analytical and problem-solving skills, including the ability to make data-driven decisions.
