Location: Chesapeake, Virginia
As an Architectural Project Manager at Dollar Tree, you'll be responsible for the design, assessment, execution, coordination, permitting, and reporting of assigned new store, relocation, and expansion projects. You'll oversee approximately 50–70 projects annually, depending on business needs, while partnering closely with Real Estate, Construction, Store Planning, Logistics, and Operations.
You'll serve as the primary liaison between Dollar Tree's internal design team and external Architecture & Engineering (A&E) consultants, ensuring projects progress on schedule, remain aligned with budget expectations, and meet company design and quality standards.
Your day-to-day job duties include, but are not limited to, the following:
- Oversee pre-construction activities, primarily design and permitting, for approximately 50–70 projects annually.
- Review Letters of Intent (LOIs), exhibits, lease language, and project criteria to accurately define and communicate project scope to A&E partners.
- Review as-built surveys and existing site conditions to develop appropriate scopes of work based on project and deal type.
- Lead project kickoff activities and communicate project requirements, design intent, deliverables, and schedules to internal and external project teams.
- Clearly communicate design intent through both verbal and visual methods.
- Ensure timely decisions are made throughout the design process to maintain project schedules and support permit acquisition.
- Manage and coordinate the architectural design process to ensure projects progress efficiently and documentation is accurate, complete, and delivered on schedule.
- Monitor A&E partner performance to ensure timely delivery of complete, high-quality construction documents.
- Review final construction documents for quality, compliance, constructability, and value engineering opportunities.
- Ensure new design initiatives and company standards are consistently incorporated throughout the design process.
- Track high-risk permitting activities, identify potential project risks, and develop mitigation plans to support scheduled store openings.
- Maintain working knowledge of applicable building codes, ADA requirements, permitting processes, and construction documentation standards.
- Serve as the primary contact for external A&E consultants, managing project deliverables, schedules, communication, and continuous improvement.
- Consult with landlords and their A&E consultants to coordinate project responsibilities, plans, and design requirements.
- Partner closely with Real Estate to establish viable landlord scopes of work that align with the proposed deal structure while supporting construction cost and schedule objectives.
- Build strong working relationships with Real Estate, Construction, Store Planning, Logistics, Operations, and other internal stakeholders.
- Partner with departmental managers to support effective workflows, communication, and operational performance across projects.
- Manage multiple concurrent projects throughout the design lifecycle while maintaining quality, schedule, and project requirements.
- Manage consultant contracts, fee proposals, change orders, and project budgets as applicable.
- Conduct project reviews and post-project evaluations with Construction, Real Estate, and Store Design leadership.
- Identify lessons learned and recommend improvements to strengthen future project execution.
- Promote continuous improvement with A&E partners and internal project teams.
- Complete additional projects and assignments as business needs require.
Requirements
~2 min read- Associate's degree in Architecture, Engineering, Construction Management, or a related field preferred; equivalent experience will be considered.
- Minimum of three years of architectural project management experience, including tenant improvement and ground-up commercial construction across multiple states.
- Ground-up construction experience is required.
- Demonstrated experience managing multiple concurrent projects in a fast-paced retail development environment.
- Strong knowledge of construction documentation, building systems, building codes, ADA requirements, and permitting processes.
- Experience coordinating project teams and communicating project status to stakeholders and senior leadership.
- Proficiency in project planning and scheduling.
- Experience managing consultant contracts, fee proposals, change orders, and project budgets.
- Working knowledge of lease exhibits and landlord/tenant work responsibilities.
- Proficiency in AutoCAD and Bluebeam Revu.
- Proficiency in Microsoft Office, including Excel, Word, and PowerPoint.
- Excellent analytical, organizational, communication, and problem-solving skills.
- Ability to develop and maintain strong relationships with internal team members and external business partners.
- Ability to travel as business needs require.
- Experience supporting national retail store development programs.
- Familiarity with store planning, merchandising, fixturing, and retail operations.
- Knowledge of value engineering principles and cost management strategies.
Start Rate = $78,000-$87,000 based on experience plus 20% bonus and equity.
