Northmarq’s National Student Housing Team is seeking a highly motivated Associate to support our rapidly growing investment sales and financing platform. This role is ideal for early‑career professionals with 1–3 years of commercial real estate experience—preferably with exposure to student housing—who are eager to accelerate their development within a high‑performing, growth‑oriented national team.

This is an outreach‑driven, prospect and client‑facing position focused on expanding our national pipeline of student housing investment and financing opportunities. The Associate will initiate direct engagement with student housing owners across the U.S., communicate the value of Northmarq’s integrated platform, and facilitate introductions to senior partners. The ideal candidate is polished, organized, proactive, and committed to building a long‑term career in the student housing sector.

The Associate Broker position is suited for adaptable candidates who are self-starters with a strong work ethic and ambition to excel in a collaborative transaction environment. By collaborating with experienced brokers, the Associate Broker will gain invaluable experience in Commercial Real Estate, focusing on the student housing sector, with the potential for significant earnings and career advancement.

Responsibilities

  • Conduct 75–100 outbound calls and emails per week to student housing owners, developers, and investors nationwide.
  • Communicate Northmarq’s investment sales and debt advisory capabilities, qualifying owners and transitioning them to senior partners.
  • Demonstrate a confident, calm, and persuasive phone presence, especially in cold‑calling environments.
  • Schedule introductory meetings and support outreach efforts to grow the team’s pipeline.
  • Maintain accurate and up‑to‑date activity records within CRM systems.
  • Support senior partners on research, pitch materials, analytics, and client presentations.
  • Assist in preparing marketing collateral, offering materials, and investor‑facing content.

Requirements

  • 4-year degree required (Finance, Accounting, Real Estate, Business, Marketing preferred); strong academic performance expected.
  • 1–3 years of commercial real estate experience; student housing experience preferred but not required.
  • Strong understanding of core CRE concepts: NOI, cap rates, rent rolls, occupancy trends and lease structures.
  • Comfort initiating cold outreach and building rapport with property owners.
  • Excellent verbal and written communication skills and a team‑first mindset.
  • Ability to research companies, markets, universities, and transactions to identify opportunities.
  • Proficiency in Excel required; familiarity with financial modeling, InDesign, and PowerPoint is a plus.
  • High attention to detail, organizational strength, and a desire to grow into expanded responsibilities.
  • Greater deal exposure with senior partners on active assignments.
  • Expanded analytical and underwriting responsibilities.
  • Career progression into more senior brokerage or capital markets roles.
  • Client‑facing opportunities at meetings, conferences, and relationship events.
  • Skill development across valuation, underwriting, investment sales processes, and student housing operations.
  • Attractive compensation through participation in team deal fees.
  • The ideal candidate will be based in Washington, DC, though strong candidates in other markets may be considered.
