The Superintendent is responsible for the supervision, organization, planning and scheduling of the physical execution of the work and management of the field forces for multiple interior construction projects.
The Superintendent directs and monitors the work of all subcontractors including the coordination of schedules, performance evaluation and assessment of project’s progress and its ability to achieve milestone dates. In addition, they are responsible for maintaining professional and productive relationships with the subcontractors’ foreman and field personnel, executives, as well as the Owner and the Architect.
The Project Super is responsible for the timely and cost-effective field coordination, quality control and day-to-day supervision of subcontracted work forces for construction projects. Prepares the project schedule, maintains reports accurately describing project status, and review status with the Project Manager.
Salary Range: $110K- $160K, bonus eligible
Responsibilities

- →Attend kick-off meetings with subcontractors to review the contract scope of work as well as shop drawings.
- →Prepare and monitor schedules including the project constructions schedule, detailing timing of material delivery, subcontractor work schedules, inspection schedules and overall project plans. Advise Project Manager of circumstances and issues that may impact the project schedule.
- →Participate in and schedule meetings, including weekly coordination meetings and all Safety meetings.
- →Assist with estimating project costs including managing and limiting all at-risk work, collaborating with the Project Manager to negotiate fair costs of change order work.
- →Identify and create RFI’s and manage the timeliness of all submittals to adhere to the project schedule
- →Project Compliance:
- →Manage and monitor construction activity to maintain compliance with contract specifications as well as RXR quality and safety standards. Including verifying accuracy of drawing plan measurements of floors, walls, ceilings, etc. Identify discrepancies and take corrective action with Estimating or Project Manager.
- →Continually enforce safety policies and procedures by continually scanning the jobsite for potential safety hazards and performing weekly safety audits. Attend relevant courses on safety programs and stay up to date on the latest standards.
- →Demonstrate full and current knowledge of all OSHA Safety requirements and always maintain compliance with these requirements on the job site. Ensure that all employees receive company Safety Training.
- →Compile and tack permits throughout to project to competition, verifying proper close out.
- →Project Reporting:
- →Prepare and maintain reports in accordance with company policies and procedures that accurately describe project status. Document issues and problems that have developed along with those responsible for their resolution.
- →Document all field changes and “as-built conditions” to Project Manager on a weekly basis.
- →Chair weekly subcontractor coordination meetings and verify minutes.
- →Walk the jobsite and document progress to provide daily reports of specific project impacts including time delay, scheduling conflicts or cost implications.
- →Stakeholder Collaboration:\
- →Co-chair weekly project construction meetings with subcontractors, architects, engineers, other vendors, and owner to discuss project status. Document issues that impact the project schedule or will impact project budget and assign resolution to appropriate individuals in attendance.
- →Obtain client and or architect signature on final punch list completion certificate.
- →Assist Project Manager and/or Estimators by reviewing bid documents and estimates from a logistics, scope of items and general field perspective.
- →3rd Party Management:
- →Resolve labor disputes and personnel problems, escalating any issues when necessary.
- →Establish effective working relationships with the client, architects, building manager, building engineer and others. Actively enforce all building regulations regarding noise, use of elevators, security, etc.
- →Maintain adequate and competent subcontractor labor crews as approved to complete timely and quality work. Schedule and coordinate work crews consistent with project demands and schedule, taking subcontractor labor and materials, including deliveries, building logistics, job tickets, etc. Meet daily with subcontractors to ensure daily schedules and task lists are understood and supervise crews to ensure work is completed as contracted with a minimal punch list.
Requirements
~1 min read- Must be able to walk the work site, walk and stand for several hours at a time.
- Construction Monitoring: Inspections: Coordinates dates of inspections with required parties; and communicates results of inspections for correction. Construction Monitoring and Incident Reporting: Walks jobsite and documents progress through use of reporting, photographs and drawing tools. Reports incidents with little to no oversight.
- Project Budgeting & Scheduling: Has full understanding of project budget, components and potential impacts. Manages Labor costs, materials and protection as needed in the field.
Project Scheduling: Demonstrates good understanding of necessary construction work sequence and ability to create schedules; monitors progress and tracks completion. - Safety Minded: Adherence to all RXR Safety Requirements: Has completed current OSHA 30 training, is working on obtaining an SST card, and personally follows all safety requirements. Leads by example. 2) Has read and understands all components of the company HASP. Creates project specific HASP. 3) Enforces safe work practices and OSHA compliance on jobsite.
- Systems Proficiency: Demonstrates proficiency in daily use in relevant technology platforms and apps including: Procore, Bluebeam, MRI Angus, Bilt-On, MSFT Office Applications, OpenSpace
- Administrative Fundamentals: NYC DOB BIS/Build Now: Is experienced and efficient in using NYC DOB websites. 2) Regular checks on status of permits. 3) Prints permits for jobsite.
Permit Closeout: Compile list of permits and track through closeout. 2) Complete closeout tasks with little or no oversight. 3) Verify permits have been closed out.
Change Order Management: Has understanding of what 'At Risk' work is. 2) Assists with managing change order process between subcontractors and RCS. 3) Verifies change order validity and costs.
- Minimum 5 to 7 years of experience in construction management or related field.
- Bachelor’s degree in Engineering or related filed is preferred. A combination of education and work experience will be considered in lieu of degree
- Experience in high-rise and large interior projects preferred.
- NYC Site Safety Manager License preferred.
The salary range and/or hourly rate listed is a good faith determination of potential base compensation that may be offered to a successful applicant for this position at the time of this job advertisement and may be modified in the future. When determining a team member's base salary/rate, several factors may be considered as applicable (e.g. location, years of service, specialty, education, relevant experience).
