RXR Realty, in partnership with TF Cornerstone, seeks a VP, MEP Design & Construction to lead the end-to-end delivery of base-building MEP systems for 175 Park Avenue — a world-class, mixed-use, transit-integrated tower adjacent to Grand Central Terminal.
This role is accountable for the overall MEP system design leadership through construction delivery, including procurement, value engineering, coordination of installation, and commissioning / turnover. The Project Executive will serve as a senior technical leader and owner’s representative, interfacing daily with the design team, providing oversight and direction to the Construction Manager, and coordinating closely with RXR Property Management to ensure operability, maintainability, and smooth building turnover.
The position will coordinate with the project’s internal construction and development management team with direct responsibilities for distinct phases of work including: core-and-shell office, MTA Improvements, hotel fit-out, interaction with anchor tenant design team and construction manager to enable streamlined base-building delivery to meet tenant lease requirements.
Responsibilities
~1 min read- Lead the MEP technical decision-making process from design development through CDs and into construction, ensuring alignment with program, schedule, budget, and constructability.
- Drive interdisciplinary coordination between MEP, life safety and operational needs to deliver fully integrated building systems.
- Lead MEP design reviews for coordination, code compliance, performance criteria, maintainability, and lifecycle considerations; manage issue resolution with consultants and CM.
- In collaboration with preconstruction team, oversee CM procurement of MEPs (bid packaging, scope development, leveling, awards), including major equipment procurement and long-lead planning.
- Lead MEP value engineering (VE) through design and procurement, ensuring savings are real, documented, and do not compromise performance or operations.
- Provide senior oversight of the Construction Manager’s MEP execution plan: staffing, sequencing, safety, coordination impacts, and installation quality.
- Participate in weekly OAC and MEP coordination meetings; manage key logs (coordination, RFIs, submittals, design clarifications) to drive timely decisions and maintain schedule.
- Coordinate MEP interfaces and constraints tied to public agencies, utilities, and transit-adjacent requirements as part of an integrated project delivery approach.
- Review and approve MEP CM requisitions for accuracy and progress validation.
- Manage MEP change management: evaluate, negotiate, and resolve change orders; maintain clean cost tracking and forecasting for MEP scope.
- Review and approve CM’s integration of MEP activities into the master project schedule, resolving sequencing, access, and logistics issues with field teams.
- Oversight of CM’s MEP coordination, BIM clash resolution.
- Lead commissioning strategy and execution across all MEP systems, including functional performance testing, closeout documentation, training, and turnover readiness.
- Coordinate closely with RXR Property Management and operations teams to ensure systems are delivered in an operationally stable way (SOPs, warranties, spare parts, training, and transition planning).
- Drive creation/management of handover deliverables (O&M manuals, record drawings, commissioning reports, issue resolution plan through stabilization).
- Support executive-level communication of technical decisions, risks, and mitigations to internal stakeholders and project partners.
Requirements
~1 min read- Bachelor’s degree in Mechanical/Electrical Engineering or related discipline; PE preferred.
- 10+ years delivering MEP scope for large-scale, complex projects (high-rise mixed-use, hospitality, commercial).
- Demonstrated leadership of MEP procurement/buyout, contract management, change management, and team coordination across multiple trades.
- Proven commissioning and turnover experience, including coordination with operations teams to optimize system performance.
- Strong working knowledge of NYC building codes and design codes related to building systems and process, permitting workflow, and construction administration practices (RFIs, submittals, ASRs).
- Proficiency in Bluebeam/MS Office; proficiency with project management software (Procore, Primavera P6, MS Project, etc.)
- Experience with BIM coordination (Revit, Navisworks, AutoCAD)
- Experience leading MEP scope on complex projects with multiple components and delivery specifications including commercial office, hotel, MTA.
- Strong commercial instincts: can balance technical performance, schedule, and cost; skilled negotiator and clear decision-maker.
- Operates with “owner mindset” and can translate technical complexity into crisp executive-level updates and risk mitigation plans.
- Highly organized, deadline-driven, and comfortable leading through ambiguity on large, high-visibility projects.
