This role ensures that all facilities are safe, functional, and compliant with company standards. The position involves routine inspections, preventive maintenance, emergency response, and vendor coordination.
 
Pay: $43/HR+ DOE
The pay listed is the hourly range or the hourly rate for this position.   A specific offer will vary based on applicant’s experience, skills, abilities, geographic location, and alignment with market data.

  • Routine Inspections & Maintenance
  • Perform weekly property inspections, including retention ponds, sewer/sump pumps, landscaping, signage, tenant
  • amenities, parking lots, and building exteriors.
  • Conduct bi-weekly checks of electrical and fire pump rooms, monument signs, façades, dock areas, and vacant spaces.
  • Complete monthly inspections, including roof checks, meter readings, lockbox verification, and generator/fire pump runs.
  • Execute quarterly tasks, such as exterior lighting surveys, HVAC service, and lighting time clock adjustments.
  • Assist with annual building evaluations, tenant events, and emergency response planning.
  • Weather-Related & Seasonal Maintenance
  • Inspect and clear roof drains before and after heavy rain, snow, or ice events.
  • Remove roof debris during leaf/needle fall season.
  • Emergency & Incident Response
  • Serve as the first responder for after-hours calls; investigate and resolve issues or escalate as needed.
  • Coordinate emergency repairs and provide documentation for insurance claims.
  • Vendor & Project Management
  • Direct and oversee vendors for property upkeep and repairs.
  • Provide access and escort for vendors; assist PMs with project scope, proposals, and coordination.
  • Manage work order system, including opening, tracking, and closing tickets.
  • General Duties
  • Ensure vacant spaces are ready for tours (cleaning, stocking, minor repairs).
  • Perform minor repairs (painting, pressure washing, signage fixes, ceiling tile replacement).
  • Oversee electrical testing (infrared scans every 3 years; arc flash testing every 5 years, if certified).
  • High school diploma or equivalent; technical certification preferred.
  • 3+ years of experience in property maintenance, building operations, or facilities management.
  • Knowledge of HVAC, electrical systems, plumbing, and general building maintenance.
  • Ability to respond to emergencies and work flexible hours, including on-call shifts.
  • Strong communication and organizational skills; proficiency with work order systems.
