About the Role
~1 min readWe are recruiting on behalf of an established and highly respected commercial general contractor in Raleigh, NC seeking an experienced Commercial Construction Project Manager to join its growing team.
This is an opportunity for a well-rounded construction professional who wants true ownership of their projects. Rather than working within a highly departmentalized environment, the Project Manager will be involved throughout the full construction lifecycle from preconstruction and project planning through subcontractor buyout, scheduling, financial management, execution, and final client turnover.
The ideal candidate has approximately 5-10+ years of commercial construction experience and understands what it takes to manage the overall health of a project - not simply one portion of it. Experience managing medical, healthcare, or hospital construction projects is a strong plus.

Responsibilities
~1 min readAs a Commercial Construction Project Manager, you will take ownership of projects from inception through completion while serving as a key point of contact for clients, subcontractors, architects, engineers, and internal team members.
Key responsibilities include:
- →Manage commercial construction projects from preconstruction through closeout and client turnover
- →Partner with estimating and preconstruction teams to understand project scope, budget, constructability, and potential risks
- →Develop, review, and negotiate subcontractor scopes of work and subcontract exhibits
- →Manage subcontractor procurement, coordination, communication, and performance
- →Draft and administer owner contracts, including AIA contracts
- →Prepare, submit, and track pay applications
- →Develop, maintain, and actively manage project schedules and critical-path activities
- →Coordinate trades and proactively identify potential scheduling conflicts, delays, and cost impacts
- →Maintain responsibility for project financial performance, budgets, forecasting, and job costing
- →Review and manage monthly job cost reports and accurately project upcoming costs
- →Monitor project profitability and identify financial risks before they become problems
- →Review subcontractor scopes for gaps, exclusions, and out-of-scope work
- →Manage RFIs, submittals, change orders, documentation, and other project controls
- →Communicate proactively with clients, architects, engineers, subcontractors, and internal stakeholders
- →Maintain high standards for project quality, safety, schedule, and client satisfaction
- →Develop complete estimate and proposal/RFP packages when needed
- →Build strong client relationships from the earliest stages of a project through final completion
- 5-10+ years of commercial construction experience, ideally with a general contractor
- Demonstrated experience managing commercial projects through the full project lifecycle
- Strong understanding of project budgets, job costing, forecasting, and financial management
- Experience developing and managing subcontractor scopes, buyout, contracts, and trade coordination
- Strong scheduling and critical-path management skills
- Ability to read and interpret construction drawings, specifications, contracts, and scopes of work
- Proven ability to anticipate project challenges and proactively develop solutions
- Strong client-facing communication and relationship-management skills
- Highly organized with strong attention to detail and follow-through
- Collaborative, accountable, and comfortable working within a lean, hands-on project team
- A stable work history and interest in building a long-term career with an organization are strongly valued
Nice to Have

- Experience with complex commercial projects requiring significant trade coordination
- Experience participating in preconstruction and estimating activities
- Familiarity with AIA contracting and commercial construction payment processes
