The Street Sweeper Operator is responsible for safely operating a street sweeping vehicle to maintain the cleanliness and appearance of streets, parking areas, roadways, and other assigned exterior spaces. The employee will follow scheduled routes to remove litter, leaves, dirt, debris, and other buildup. This position is also responsible for inspecting the assigned vehicle, documenting completed work, reporting equipment or safety concerns, and assisting with other exterior cleaning responsibilities when needed. The successful candidate must be dependable, safety-conscious, attentive to detail, and capable of working independently across multiple assigned locations.

 

Responsibilities

The employee in this role is expected to complete the following responsibilities:

· Cover coworkers’ assigned exterior areas when they are absent or when help is needed.

· Safely drive and operate the street sweeping vehicle on assigned routes and at assigned properties.

· Follow all traffic laws, property rules, safety procedures, and instructions for operating the equipment.

· Complete required vehicle and equipment inspections before and after each shift.

· Remove litter, leaves, dirt, debris, and other materials from streets, roads, parking areas, curbs, and other exterior surfaces.

· Report to the assigned work location on time and in the approved ParkX uniform.

· Follow ParkX safety procedures and use assigned vehicles, tools, machinery, and personal protective equipment properly.

· Act professionally and respectfully when working with property staff, tenants, residents, visitors, and the public.

· Help with special projects, events, emergency cleanups, and other exterior maintenance work as assigned.

· Keep assigned tools, equipment, storage areas, and supplies clean, organized, and free of hazards.

Keep accurate daily route logs, inspection forms, mileage records, and end-of-shift paperwork.

· Check fuel, fluids, brushes, hoses, lights, supplies, and other equipment. Tell management when service or replacement supplies are needed.

· Immediately report vehicle damage, mechanical problems, accidents, unsafe conditions, or maintenance concerns.

· Follow assigned cleaning schedules, routes, work orders, and checklists.

· Attend required team meetings and follow updates about routes, safety, site cleanliness, and equipment.

· Work at other properties or exterior areas when business needs require it.

· Be available for occasional weekend, overnight, early morning, or after-hours assignments.

· Follow all ParkX attendance, safety, uniform, conduct, and vehicle-use policies.

· Ensure the vehicle is properly parked, secured, cleaned, and prepared for the next shift.

· Report any damaged property, blocked areas, illegal dumping, excessive debris, or exterior safety hazards observed during the route.

· Complete assigned exterior cleaning duties that may not require the street sweeping vehicle.

· Uphold ParkX’s company values and adhere to attendance, uniform, and conduct policies.

· Perform other job-related duties as assigned.

 

Requirements

· High school diploma or equivalent preferred.

· Valid driver’s license with an acceptable driving record.

· Flexibility to work weekends, early mornings, evenings, overnight shifts, or special events when required.

· Ability to communicate clearly and respectfully with supervisors, coworkers, property personnel, and members of the public.

· Ability to manage time effectively, solve routine operating issues, and complete assigned routes within the scheduled shift.

· Must be dependable, trustworthy, and able to operate company vehicles and equipment responsibly.

· Must take responsibility for assigned routes, vehicle inspections, documentation, and work quality.

· Must maintain a cooperative attitude and respond appropriately to changing assignments and operational needs.

· Must be attentive to property appearance, safety, and service expectations.

· Willingness to learn equipment operation, routes, safety procedures, and property requirements.

· Ability to follow verbal and written instructions and maintain accurate records.

· Ability to work effectively as part of a team and independently with limited supervision.

· Strong attention to detail and ability to prioritize route, safety, and equipment responsibilities.

· Self-directed and able to work independently with limited supervision.

· Ability to successfully complete a background check and motor vehicle record review.

· Previous experience operating a street sweeper, commercial vehicle, heavy equipment, or similar machinery preferred.

· Ability to safely operate a vehicle in streets, parking areas, garages, and active pedestrian environments.

· Basic knowledge of vehicle inspections and safe equipment operation.

· Ability to read and follow route maps, schedules, written instructions, and safety procedures.

· Dependable attendance and ability to report to different assigned locations.

· Willingness to work outdoors during varying weather conditions.

The wage range listed for this position reflects a reasonable estimate and considers multiple factors that influence compensation decisions. These may include, but are not limited to, your skills, experience, training, licensure, certifications, and the specific needs of the organization. The posted range does not reflect adjustments for geographic differentials tied to where the role may be filled.

At Comstock, it is not typical for a new hire to start at or near the top of the posted range. Compensation is determined based on the unique circumstances of each candidate.

You may also be eligible to participate in a discretionary annual incentive program. Any award under this program is subject to its rules and may depend on individual and organizational performance.
