Requirements
~1 min read- Bachelor’s degree or higher in construction management, architecture, land planning, engineering or related field.
- Proven development track record of 10+ years of multi-family and single-family communities and commercial and/or mixed use projects
- Management of land development and entitlement process; from acquisition analysis and feasibility through project design and contractor management.
- Experience working with jurisdictional authorities and government authorities to plan and permit land development projects.
- For Sale project type and Build to Rent customer experience preferred.
- Understanding of the development cycle, market trends, and project feasibility factors, to direct successful development projects.
Responsibilities
~2 min read- →Scouts new land development opportunities and proposes development plans for highest and most attainable uses for identified sites.
- →Presents ICOM requests for milestone decisions within the development cycle to senior leadership in collaboration with cross-functional teams to model and communicate overarching business and development plans for projects.
- →Provides due diligence analysis for making land development acquisition and partnership decisions by researching prospective entitlements and risk analysis, analyzing site feasibility, and visiting and inventorying assets of development sites as needed.
- →Directly responsible for development plan, due diligence, entitlements, and design of ground-up development projects including design and permitting of civil engineered drawings and design of architectural construction drawings.
- →Manages Development Team providing support for growth, setting expectations on deliverables, and delegating responsibilities to optimize value for the organization.
- →Leads efforts in opportunities to optimize affordability, sustainability, and resilience efforts to develop competitive projects that will operate efficiently and elevate DLP’s long-term real estate portfolio.
- →Defines scopes of work, negotiates contracts, and engages consultants such as surveyors, planners, engineers, and architects.
- →Manages multiple projects in varying phases of design/construction, collaborating with complex and large internal and external teams.
- →Owns project development budgets and schedules coordinating with Construction and Asset Management as needed.
- →Presents to and collaborates with jurisdictional authorities such as Cities, Counties, Utility Districts and Environmental Districts to progress entitlements and permitting.
- →Reviews consultant expenditures and change orders to ensure adherence to project budgets and schedules and quickly identify variances to correct.
- →Sets expectations with consultants, team members, and collaborators to ensure accountability for project and task roles ensuring completion.
- →Provides weekly updates and detailed monthly reporting on the status of active development projects.
