The Operating Engineer plays a critical role in maintaining the operational excellence of JLL-managed properties by ensuring building systems function safely, efficiently, and reliably. In this hands-on technical position, you'll be responsible for the day-to-day maintenance, monitoring, and preventive care of essential building systems across assigned properties. Your expertise will directly contribute to creating exceptional workplace experiences for our clients while maintaining JLL's high standards for facility performance and safety compliance. Responsibilities

Perform hands-on maintenance, monitoring, and minor repairs to Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems to keep facilities operating at applicable standards

Conduct preventive maintenance on building equipment including cleaning, inspecting, calibrating, and changing parts to maintain HVAC systems and associated equipment at optimum performance levels

Record equipment readings and make necessary adjustments to ensure proper operation of building systems throughout assigned properties

Review monthly client service request summaries to identify and address recurrent operational problems proactively

Monitor and evaluate the quality and pricing of maintenance work performed by outside contractors and vendors to ensure competitive value

Maintain responsibility for facility services including preventative maintenance schedules, contracted maintenance coordination, and general maintenance activities

Comply with departmental policies for safe storage, usage, and disposal of hazardous materials while maintaining a clean and safe workplace environment
Requirements
~1 min readHigh school diploma or GED
Minimum 2 years of experience in the building maintenance industry
Working knowledge and proficiency with CMMS (Computerized Maintenance Management Systems)
Ability to read and interpret safety rules, operating and maintenance instructions, procedure manuals, diagrams, and schedules in various formats
Ability to work in less-than-ideal working conditions as required by maintenance and repair activities
Accredited trade school degree in HVAC, electronics, or other industry-related trade (union training and certification also acceptable)
Universal CFC certification
Knowledge in the safe and proper use of maintenance tools including ladders, lifts, basic hand tools, volt meters, manual drain augers, plumber's helpers, and safety equipment
Experience evaluating vendors and suppliers for quality and competitive pricing
Strong technical proficiency across multiple building systems and equipment types
