Position Title: Preconstruction Manager 


The Preconstruction Manager (PCM) is responsible for preconstruction phase estimating and planning services associated with Design Assist, Design-Build, and Construction Management at Risk delivery methods. The PCM works directly with the VP of Preconstruction, Owner, Design Team, and the Construction Team's technical support staff. The PCM develops construction cost models and estimates throughout the phases of design, as well as schedule and logistics plans to support the overall preconstruction effort. The PCM will closely coordinate these services with the construction operations team and will actively participate in business development activities.


Qualifications & Experience
•    Valid Driver’s License 
•    Committed work ethic and alignment with company values.
•    Bachelor’s degree in engineering, Construction Management, or a related field 
•    A minimum of five (5) years of construction estimating/preconstruction experience 
•    A minimum of one (1) year of field experience is preferred 
•    Strong attention to detail with the ability to recognize and resolve discrepancies 
•    Solid team building, interpersonal, decision-making, problem-solving, and negotiating skills 
•    Demonstrates a strong work ethic and a proactive, self-motivated approach 
•    Ability to manage competing deadlines and deliver quality work under pressure 
•    Proficiency in Navisworks Manage, BIM, ProContractor or similar estimating software, Microsoft Office, PDF mark-up tools, iSqFt, and Primavera (P6), or equivalent applications 
•    Experience with sustainable building standards such as LEED, Green Globes, or net-zero/energy-positive design is a plus

Key Responsibilities
Estimating & Cost Management
•    Perform quantity takeoffs using both 2D and 3D applications
•    Analyze plans and specifications to understand labor, material, and equipment costs; prepare accurate and professional cost estimates across schematic, design development, and construction document phases
•    Develop and maintain accurate unit costs to support competitive and reliable estimates
•    Monitor growth in market knowledge and maintain awareness of current market pricing trends
Subcontractor & Bid Management
•    Solicit subcontractor pricing, verify scope of work, and create well-defined bid packages aligned to project requirements
•    Build and promote positive relationships with subcontractors
•    Implement and maintain a project review system to ensure design, engineering, materials, and workmanship comply with contract requirements and quality standards


Project Planning & Documentation
•    Monitor planning, permitting, and approval processes while ensuring contractual obligations are met
•    Ensure project information is properly maintained, communicated, and documented throughout the preconstruction phase


Client & Stakeholder Relations
•    Build and promote positive relationships with owners and design teams
•    Assist Business Development with the preparation of technical proposals and the development and delivery of oral presentations


Leadership & Collaboration
•    Support the VP of Preconstruction and the Senior Precon Manager in the preparation and review of project estimates


Safety & Compliance
•    Follow all OSHA regulations and company safety standards
•    Wear required personal protective equipment (PPE) at all times on the job sites.


Additional Duties
•    Perform other related duties and responsibilities as assigned.


Physical Requirements
•    Prolonged periods of sitting at a desk and working on a computer 
•    Must be able to lift up to 15 pounds as needed 
•    Must be able to visit job sites as required 
•    This is a full-time hybrid position. Core hours are Monday through Friday, 8:00 a.m. to 5:00 p.m. The candidate is expected to work in the office a minimum of one day per week, with the remainder of the week worked remotely. Evening and weekend work may be required based on project demands.


Reporting Relationships
•    Reports directly to the Senior Preconstruction Manager
•    Interacts regularly with field staff, leadership, subcontractors, and vendors
•    Serves as a professional representative of the company on all jobsites
