The Part-Time Make Ready Technician prepares vacant apartments for market-ready condition by performing various maintenance and turnover duties including, but not limited to: Drywall repair and touch-up painting Plumbing repairs and troubleshooting Basic electrical repairs and fixture replacement Caulking and apartment touch-ups Trash-out and debris removal Moving appliances, furniture, and other heavy items as needed Testing locks and key sets Assisting with property inspections and apartment walks Maintaining grounds and common areas including trash pickup, sweeping sidewalks and breezeways, etc. Assisting Maintenance Technicians, Porters, and Housekeeping as needed General carpentry repairs preferred HVAC knowledge is a plus, but not required Occasional travel to nearby sister property may be required based on business needs Compensation & Incentives Base Pay: $23–$25/hour Up to 20% Rent Discount Property Staff Shared Renewal Commissions Morgan Essentials: $300 quarterly Medical, Dental, and Vision Benefits eligibility based on hours and company policy 401(k) Retirement Plan with Company Match eligibility based on company policy Paid Time Off eligibility based on company policy Hours & Schedule Part-Time — 20 hours per week Monday – Friday schedule preferred No on-call participation required for this position *Schedule subject to change based on business needs What we’ll expect from you: Active and valid driver’s license and personal vehicle. Live within a reasonable commute of the property. Experience with apartment turns, drywall, plumbing, and general maintenance preferred. Candidates with transferable skills or a strong willingness to learn are encouraged to apply. HVAC/EPA/CFC Certification preferred, but not required.
