RXR is an active investor in real estate credit, rental housing, commercial property, and property technology through value-added and opportunistic investment strategies.

The Vice President of Atlas Building Services is responsible for driving the operational and financial performance of RXR's building services platform, a $20M+ revenue business line serving a multi-asset commercial portfolio.

The VP is accountable for the day-to-day performance of the business, including financial results, operations, labor management, sales execution, client service, and performance reporting. The VP will identify performance gaps and opportunities, develop recommendations, and execute approved business strategies and operating plans.

The VP will play a key role in major business decisions, including annual budgets and forecasts, material pricing and contract decisions, organizational changes, significant expenditures, new service offerings, and strategic growth initiatives.

The successful candidate will bring deep experience in commercial cleaning and facilities services and will establish the operating discipline, reporting, and accountability required to improve financial performance, grow revenue, control costs, and deliver consistent service across the portfolio.

Responsibilities

  • Drive financial performance across Atlas Building Services, with accountability for building-level and consolidated results against approved budgets and business plans.
  • Manage performance against budget and forecast, identifying revenue, labor, supply, and other cost variances and implementing corrective actions.
  • Develop recommendations to improve revenue, margins, productivity, and account-level profitability.
  • Escalate material financial issues and recommendations for appropriate review and decision-making.
  • Execute approved financial and business initiatives and track results against established objectives.
  • Manage day-to-day operations across the Atlas portfolio to deliver consistent service, productivity, and financial performance.
  • Establish staffing models and productivity standards appropriate to individual buildings and service requirements.
  • Monitor labor utilization, overtime, replacement labor, staffing levels, and other key labor-cost drivers.
  • Identify operational and staffing changes required to improve performance and recommend material organizational or workforce changes for approval.
  • Partner with People on employee relations, performance management, disciplinary matters, and other workforce issues.
  • Serve as the escalation point for material service failures and operating issues.
  • Drive execution against approved revenue and growth objectives across new business, existing-client expansion, and one-time services.
  • Hold the sales team accountable for performance against established targets.
  • Identify opportunities to increase penetration among tenants not currently utilizing Atlas services.
  • Identify opportunities to expand services, frequency, and scope with existing clients.
  • Maintain visibility into contract renewals, at-risk accounts, client retention, and revenue opportunities.
  • Develop business cases and recommendations for material pricing decisions, new service offerings, and significant growth opportunities for review and approval.
  • Ensure approved commercial initiatives are executed and measured against expected results.
  • Maintain oversight of service quality, client satisfaction, and retention across the portfolio.
  • Serve as a senior point of contact for key client relationships and escalated service matters.
  • Partner with Property Management to align service delivery with tenant requirements and building objectives.
  • Identify recurring service issues and implement approved operational changes to address root causes.
  • Identify opportunities to reduce material and vendor costs without compromising service requirements.
  • Develop recommendations for material vendor changes, purchasing commitments, or cost-saving initiatives requiring executive approval.
  • Implement approved initiatives and measure realized savings against plan.
  • Coordinate the activities of supporting functions across Sales, Finance, People, Marketing, and Property Management.
  • Establish clear individual and team performance expectations tied to financial, operational, commercial, and service objectives.
  • Implement a consistent management cadence to review performance, identify gaps, assign corrective actions, and track completion.
  • Recommend changes to organizational structure, staffing, responsibilities, and resources when required to improve performance.
  • Execute approved organizational and staffing decisions in partnership with People and other applicable functions.
  • Ensure regular, concise reporting on financial performance, operating results, labor, sales activity, client retention, and key risks and opportunities is produced and delivered to appropriate stakeholders.
  • Identify material deviations from plan early and provide the underlying drivers, financial impact, corrective action, and accountable owner.
  • Present recommendations and supporting analysis for decisions requiring executive approval.
  • Maintain clear tracking of approved initiatives, responsible parties, timing, and results.
  • Ensure management has timely and accurate information necessary to make major business decisions.
  • 10+ years of progressively responsible experience in commercial cleaning, janitorial services, facilities services, or a comparable labor-intensive service business.
  • Demonstrated experience managing financial and operational performance across a multi-site service portfolio.
  • Strong experience managing large hourly workforces, staffing models, labor productivity, overtime, and replacement labor.
  • Demonstrated ability to improve revenue, margins, operational efficiency, and account-level performance.
  • Experience managing sales execution, client retention, contract performance, and service delivery.
  • Experience leading direct reports and driving accountability across matrixed functions.
  • Experience operating in a union labor environment preferred, if applicable.
  • Deep understanding of commercial cleaning and facilities-service operations.
  • Strong command of labor management, staffing models, productivity measurement, and cost controls.
  • Ability to translate financial and operating data into specific corrective actions and recommendations.
  • Demonstrated ability to establish KPIs, management routines, and individual accountability.
  • Sound business judgment with the ability to distinguish between day-to-day operating decisions and matters requiring executive review.
  • Ability to develop clear recommendations supported by financial and operational analysis.
  • Strong client-management and problem-solving capabilities.
  • Clear and concise executive communication.

 

The salary range and/or hourly rate listed is a good faith determination of potential base compensation that may be offered to a successful applicant for this position at the time of this job advertisement and may be modified in the future. When determining a team member's base salary/rate, several factors may be considered as applicable (e.g. location, years of service, specialty, education, relevant experience).

Bonus eligible.
