Our client is a growing self-storage organization with a structured operational process for managing delinquent accounts, compliance requirements, and storage-unit auctions.

As part of the operations team, you'll help ensure accounts move through the auction process accurately, on time, and in accordance with applicable requirements, while also working directly with customers to resolve outstanding balances whenever possible.

This is a detail-driven role for someone who enjoys ownership, clear processes, and working through time-sensitive operational workflows.

We are seeking an Auction Operations & Escalations Specialist to manage both the compliance and customer-facing sides of the self-storage auction process.

You'll help move delinquent accounts through the appropriate workflow by verifying required documentation and deadlines, communicating with customers about outstanding balances, coordinating auction readiness, and supporting the resolution of units that do not sell.

This is a hybrid role combining operations, compliance coordination, customer account resolution, and auction administration.

The ideal candidate is highly organized, comfortable working with deadlines, confident communicating with customers, and able to follow detailed processes without letting small items fall through the cracks.

Responsibilities

  • Review delinquent accounts and ensure required steps are completed before units proceed to auction.
  • Verify that required lien notices, advertisements, documentation, and other process requirements have been completed accurately and on time.
  • Review account and unit information to ensure auction listings accurately reflect the contents and status of each unit.
  • Manage auction-related tasks and updates within internal systems and third-party auction platforms.
  • Monitor accounts through each stage of the auction process and identify missing or incomplete requirements.
  • Maintain accurate records and documentation to support operational compliance.
  • Follow established procedures and state-specific requirements for moving units through the lien and auction process.
  • Conduct recurring audits and checks to identify incomplete tasks, upcoming deadlines, or units requiring additional action.
  • Contact customers regarding outstanding balances and work toward account resolution.
  • Clearly explain account balances, available options, and next steps to customers.
  • Use sound judgment and professionalism when handling sensitive or challenging customer conversations.
  • Apply established guidelines when determining appropriate flexibility or next steps.
  • Document customer interactions and outcomes accurately within internal systems.
  • Escalate complex situations when they fall outside established guidelines.
  • Assist with units that do not sell at auction and coordinate next steps with local account managers and field teams.
  • Support the process of vacating unsold units and updating accounts and systems appropriately.
  • Coordinate remaining contents, disposal, move-outs, or other required operational actions.
  • Follow units through to final resolution and ensure outstanding tasks are completed.
  • Work closely with compliance leadership, account managers, field teams, and other operational stakeholders.
  • Respond to questions and requests from field teams regarding account and unit status.
  • Track deadlines and ensure recurring auction-cycle responsibilities are completed on schedule.
  • Identify gaps, incomplete work, or potential issues before they affect the auction timeline.
  • Maintain accurate, organized records across relevant operational systems.
  • 2+ years of experience in operations, customer account resolution, property management, self-storage, collections, compliance coordination, or a related environment.
  • Strong ability to follow detailed processes and recurring deadlines.
  • Experience working with customer accounts, balances, or account resolution.
  • Strong written and spoken English communication skills.
  • Comfortable using CRM, property management, case management, or other operational systems.
  • Strong computer literacy and ability to work across multiple systems simultaneously.
  • Ability to manage detailed documentation and maintain accurate records.
  • Comfortable working with structured compliance or operational requirements.

You are professional with customers, disciplined with processes, and comfortable taking ownership of an account from one stage of the workflow through to final resolution.
