About the Role

Speed Bay Warehouse Solutions is seeking a Senior Associate, Debt Capital Markets to assist in debt sourcing, structuring, and lender relationship management as the firm continues to scale its national industrial portfolio. This role will be involved in executing and managing the financing process for acquisition, construction, and permanent financing across Speed Bay’s growing portfolio of shallow bay, multi-tenant light industrial properties, both on a secured and unsecured basis.

The Senior Associate, Debt Capital Markets will serve as a primary point of contact for banks, life insurance companies, debt funds, mortgage brokers and advisors, driving the execution of new financings, refinancings, and ongoing loan management while ensuring the portfolio’s capital structure supports the firm’s growth objectives. This person will work closely with Acquisitions, Asset Management, Due Diligence and Finance leadership to execute financings, underwrite debt scenarios, negotiate loan terms, and manage covenant compliance and loan reporting across the portfolio.

The ideal candidate is an experienced debt capital markets professional with a strong track record in commercial or industrial real estate finance, with established lender relationships, and the ability to move quickly and independently in a growing, entrepreneurial platform. This person must be detail oriented, capable of managing multiple financing processes and executions at a time, with the ability to manage and meet firm deadlines.  Managing existing debt related relationships while also creating new ones is also an important part of the job.

Responsibilities

  • Heavy involvement in sourcing, negotiation, and execution of financing transactions across variety of loan types, including acquisition, refinancing and construction/bridge loans for Speed Bay’s national industrial portfolio, both on a secured and unsecured basis and for single asset and portfolio financings.
  • Assist in implementing Speed Bay’s overall debt strategy, balancing cost of capital, leverage, term, and flexibility with the firm’s investment thesis and portfolio growth objectives.
  • Build and maintain relationships with banks, life insurance companies, debt funds, and mortgage brokers/advisors.
  • Track and analyze debt capital markets conditions, including rate trends, spreads, and lender appetite, to inform and drive financing decisions.
  • Assist in evaluating and implementing interest rate hedge strategies across multiple investment vehicles.
  • Partner with Finance and Asset Management leadership on executing the company’s financing strategies, taking into consideration investor profiles, deal profiles and market conditions.
  • Marketing, structuring and negotiating loan terms, including pricing, covenants, prepayment provisions, and guarantees, in partnership with other internal teams, external debt brokers, advisors and legal counsel.
  • Review and/or prepare financing packages, quote matrices, lender presentations, and internal recommendations/memos to support loan approvals.
  • Coordinate due diligence, third-party reports (appraisals, environmental, property condition assessments), and closing logistics with lenders, title companies, and internal teams.
  • Manage the full loan closing process from term sheet to loan doc negotiation to closing, ensuring timely and efficient execution.
  • Monitor the existing debt portfolio, including maturities, covenant compliance, and reporting requirements across all outstanding loans.
  • Serve as a key relationship for existing and prospective lenders as well as debt brokers/advisors, ensuring strong ongoing communication and positioning Speed Bay favorably for best-in-class financing executions.
  • Identify refinancing and recapitalization opportunities to optimize the portfolio’s capital structure and liquidity profile over time.
  • Create and maintain accurate debt schedules, models, and reporting for internal stakeholders and investors.
  • Partner with the Acquisitions and Portfolio Management teams to evaluate financing feasibility and debt assumptions for prospective acquisitions.
  • Provide financing assumptions to acquisitions teams, for purposes of underwriting and assist in investment committee materials as applicable.
  • Coordinate early-stage lender outreach to support acquisition timelines and competitive bid processes.
  • Build systems and templates to streamline financing diligence as deal volume increases.
  • Represent the debt capital markets function both internally and externally, contributing to firm-wide strategy and capital planning discussions.
  • Partner with Accounting/Finance on debt-related covenant reporting, compliance certificates, and audit requirements.
  • Support investor relations and reporting related to the firm’s overall capital structure and leverage profile.

Requirements

  • 6-8+ years of debt capital markets, real estate finance, or commercial banking experience, with significant focus on commercial or industrial real estate.
  • Demonstrated track record sourcing and closing debt financings, including acquisition loans, construction/bridge loans, and permanent financing.
  • Experience with unsecured debt is preferred but not required.
  • Established relationships with banks, life insurance companies, debt funds, and/or mortgage brokers.
  • Strong financial modeling skills, including advanced proficiency in Excel and debt underwriting/analysis.
  • Prior experience negotiating term sheets and loan documents, working with legal counsel and other advisors through closing.
  • Excellent negotiation, written, and verbal communication skills, with the ability to represent Speed Bay to lenders, investors, and senior stakeholders.
  • Experience supporting real estate acquisitions through financing due diligence and underwriting.
  • Proficiency with Microsoft Office Suite; experience with Yardi or similar real estate/loan management software a plus.
  • Ability to work independently and manage multiple time-sensitive financings simultaneously in a fast-growing platform.
  • Bachelor’s degree in Finance, Real Estate, Economics, or a related field required; MBA a plus.
