Responsibilities

→Prepare NOI analysis, IRR analysis, and Yield analysis for potential acquisitions and dispositions.
→Underwrite and build financial models for acquisitions and dispositions within Canada.
→Analyze gaps in preliminary due diligence materials and financial models, raising relevant issues to management.
→Provide analytical support for various studies and analysis for Senior Analyst, Investments.
→Provide support on managing various projects including cross department oversight.
→Prepare Investment Proposals and Disposition Proposals as directed by management.
→Obtain and review Information Memorandums from Brokers or Vendors.
→Review and stay up to date on market research and industry trends in target markets.
→Manage and provide support to Due Diligence team as requested.
→Prepare summaries and analysis for inbound and outbound Letter of Intent and Agreements of Purchase and Sale, as directed by management.
→Monitor and obtain due diligence signoffs and operating & capital expenditure budgets from Vice Presidents and Managing Directors of various departments.
→Administer and ensure third party consultants meet due diligence timelines.
→Monitor and oversee the budgeting and due diligence process through closing and escalate any unresolved issues to management.
→Investigate issues raised in Due Diligence, and provide inline recommendations.
→Assist in financial analysis and evaluation of asset level performance and individual asset plans / corporate level strategies.
→Assist in preparing the annual Strategic Review for Board of Directors.
→Build financial models from scratch, and improve existing models that assist in evaluating opportunities and provide guidance for capital allocations decisions.
→Prepare presentations that effectively consolidate and communicate the results of complex analysis to C-level management.
→Operationalize strategic insights and support execution of strategic plans through working with a variety of internal stakeholders, including Marketing, Procurement, Operations, and Accounting.
→Provide financial support to the Development team, including maintaining condominium and multi-residential proformas to evaluate financial opportunities.
→Analyze and manage intensification projects.
→Help build dashboards and conduct portfolio analysis.
→Assist with additional duties as necessary.

Requirements

Undergraduate degree in Finance, Business Administration, Real Estate or Accounting.
0–1-year experience in real estate, corporate development, transaction advisory, corporate finance or in a related field.
Interest in Real Estate, Finance, and/or transactional based task & projects.
Proficient in building financial models, with attention to detail and accuracy.
Ability to distill and present information effectively.
Strong financial analytic skills, problem-solving, and critical thinking skills.
Excellent organizational and coordination skills, ability to work independently and multi-task.
Detail oriented with ability to work constructively and collaboratively.
Excellent computer skills – Excel, MS Office, PowerPoint, etc.
Strong oral and written communication skills.
CFA designation, or nearing completion of designation, is considered a plus.
