About the Role
~1 min readThe Title & Land Diligence Manager oversees all aspects of title review, survey coordination, and resolution of title issues to support the successful development and financing of utility-scale renewable energy projects. You will ensure timely issuance of insurable title policies by managing relationships with title companies, surveyors, and internal stakeholders.
Responsibilities
~2 min read- →Interface with title insurers in ordering, reviewing, and negotiating preliminary title reports, title commitments, proformas, removal of title exceptions and issuance of title insurance policies.
- →Create title review matrix summarizing exceptions to title provided in a project’s title report.
- →Analyze title in conjunction with current project design plans, kmzs, ALTA surveys, drawings, etc.
- →Lead and/or support efforts to cure title and survey related issues including negotiating and securing crossing agreements, easements, licenses, mineral right agreements or waivers.
- →Manage and coordinate with internal and external resources to de-risk and complete real estate and title deliverables needed up to Ready to Finance (RTF).
- →Develop reports for executive-level leadership on project status.
- →Prepare a summary of material defects affecting the use of surface rights or exceptions to policy coverage and prepare an action plan to correct such defects and exclusions.
- →Coordinate with the Real Estate team and the Legal department with the closing of real estate transactions including review of closing documents, diligence questions, and negotiate suitable lender’s title and owner’s title policies from the title insurer.
- →Identify, coordinate and review legal descriptions and plats associated with project real estate documents and project site plans.
- →Conduct real estate due diligence on various M&A projects as assigned, including lease review, title review, survey review, as well as prepare memorandums for executive level review outlining the risks and liabilities of a given project.
- →Collaborate with individual department, as well as cross-functionally with other departments within the organization.
- →Maintain organizational excellence in terms of project timelines and deliverables.

Requirements
~1 min read- Education: Bachelor’s degree, paralegal certificate, or equivalent years of experience.
- Experience: Minimum of 7 years of experience in title research, title insurance, ALTA survey review, corporate real estate transactions, paralegal role related to real estate, or related field.
- Licensure/Certification: Paralegal certificate preferred.
- Technology: Proficiency with Microsoft Office Suite, and an ability to learn company-specific software programs, tools, processes, and machines. Experience using GIS platforms and/or Quickbase is a plus.
- Skills/Attributes:
- Deep knowledge of title commitments, ALTA/NSPS surveys, legal descriptions, easements, and encumbrances.
- Familiarity with property law, land use regulations, and legal instruments affecting land ownership and use.
- Experience working with title companies and landowners to cure title issues and clear encumbrances.
- Ability to manage surveyors, review survey deliverables, and ensure alignments with title documents.
- Understanding of land acquisition processes, including lease and purchase agreements, and how title impacts these transactions.
- Skilled in working cross-functionally to align title and land diligence with project timelines.
- Capable of negotiating with landowners, title companies, and other stakeholders to resolve title-related issues efficiently.
- Comfortable interpreting parcel maps, survey plats, and using GIS tools to assess land boundaries and constraints.
