Job Summary

The Maintenance Assistant helps keep the property clean, safe, and running smoothly. This person walks the building inside and out each day, looks for problems, and reports them to the right manager. They also help keep all common areas, restrooms, hallways, and entrances clean and in good shape. This is a hands-on job that requires someone who is dependable, takes initiative, and takes pride in keeping the property looking its best.


Essential Duties
•    Inspect the building and notify Property Manager of any issues – non-functioning exterior lighting, blocked exits, tenant problems.  Coordinate with the operations Manager to create work orders and the need for repairs.
•    Ensure all restrooms are clean and in working order. Coordinate with cleaning service to ensure same.
•    Make sure all trash containers are closed and secured properly. If there is debris on the ground surrounding the garbage dumpsters, remove it.
•    Ensure there is no debris along the building frontages and on the sidewalks. Keep main entrances outdoors clean and swept up.
•    If debris is from a tenant, address it with the Maintenance Manager.
•    Make sure hallways, lobbies, and courtyards are clean.
•    Walk and inspect the basements, equipment rooms, parking garages & sweep as necessary (including stairs), alert Maintenance Manager of any leaks, irregular noises or things out of the ordinary, etc.
•    Ensure basement lighting is operational; if necessary, change bulbs.
•    Walk and inspect vacant spaces, ensure smoke detectors are operational, lights are off, space is secure, heat is set at min temp in winter, etc.
•    Basement and storage areas – ensure they are neat and orderly; if not, notify Maintenance Manager.
•    Ensure all roof drains are clean and free of snow, trash, and other debris. Alert Maintenance Manager of any leaks or problems.
•    Be available and on call in the event of an emergency.
•    Ad hoc projects as assigned.


Physical Requirements/Skills & Qualifications: 
•    Must be able to walk and inspect the buildings and land inside and out, in all weather conditions.
•    Must be able to lift and carry up to 50 lbs.
• Guest-focused attitude with common interaction with all stakeholders.
•    High school or equivalent experience.
•    Minimum 1 year of experience in the facility, property management, or customer service field.
•    Organized and disciplined.
•    Self-starter; finishes projects and tasks well.
•    Strong team player
•    Ability to work non-traditional hours as needed.
