General Maintenance

Orchid Development operates as a division within the Flowers Group of Companies. It is responsible for managing various rental properties, including Cricket Square, Flowers Apartments, Middle Ground Apartments, Eucalyptus Building, and Orchid Village.

Key responsibilities include, but are not limited to:

• Maintain tools and equipment
• Liaise and coordinate with tenants and other team members to complete tasks safely and in a timely manner
• Check premises and ensure Field Safety and Quality Control guidelines are adhered to
• Monitor mechanical equipment such as chiller plant, commercial a/c units, fuel tanks, sewage treatment plants for alarms and reporting to management
• Monitor general building cleaning/general maintenance works
• Monitor/inspect property in general, i.e., windows, floors, stairs, grounds and reporting all issues to management
• Maintain and repair simple machines, mechanical equipment, and buildings
• Fix or replace faulty electrical switches, outlets, and circuit breakers under supervision of skilled electrician
• Assemble and set up machinery or equipment with supervision of skilled technician
• Do general cleaning and upkeep of buildings and properties
• Order supplies from catalogues and storerooms
• Assist Contractors to go inside the tenant’s space – prior for approval of tenants
• Keep detailed records of work, i.e., daily completed tasks/ accomplishments
• Receive CICA deliveries with the help of general labour staff
• Do set up of events for Brasserie and assist Brasserie team as needed
• Monitor contractors working inside the premises and assist as needed
• Assist and provide materials needed for maintenance team as instructed by Supervisor
• Inspect work performed to ensure conformance to specification and established standards

Specific Duties & Responsibilities:

• Responsible for daily activities at the warehouse including cleanliness and security
• Coordinate and schedule the movement of products throughout the warehouse including storage and shipment of goods and materials
• Source material from hardware stores, review cost and obtain necessary approval to purchase
• Purchase material and necessary tools and be responsible for the collection from local stores
• Check orders, bills, items received, inventory, and deliveries for accuracy
• Implement daily production and shipping plan, arranging for excess stock to be stored in warehouse
• Maintain records, reporting relevant information, and preparing any necessary documentation
• Ensure basic maintenance standards follow health and safety regulations
• Perform a daily inspection of the warehouse grounds and office areas
• Coordinate with maintenance on daily needs and assist with inspection and monitoring of all facility and equipment
• Assist the maintenance group with various tasks when demand is low in the warehouse
• Leads team in conducting daily safety checks on equipment, including forklift trucks, conveyor equipment, and specific portions of tractor-trailer and over-the-road trucks

Education/Experience

• High School Diploma or equivalent
• Minimum of 3 years’ experience in this field or similar

Knowledge, Skills & Abilities

• Strong knowledge of maintenance tools and equipment
• Strong knowledge of Field Safety and Quality Control
• Must be flexible and can be on-call as required; ability to work overnight and after hours for emergencies and/or in the event of storms or hurricanes
• Strong problem-solving skills
• Valid Cayman Islands Driver’s License; Group 4 license and experience with forklift operation is a plus

Salary: Starting at KYD $11.00 per hour (equivalent to USD $13.75), plus a competitive compensation package commensurate with relevant experience and qualifications.
