What You’ll Be Doing
We are seeking an Assistant Service Manager with a “Whatever It Takes” approach to join our team. In this full-time role, you will support a multi-site Service Manager in ensuring the physical aspects of the community meet both company standards and applicable laws, while helping lead day-to-day maintenance operations.
This is a great opportunity for a skilled technician with strong HVAC and plumbing experience who is ready to take the next step into a leadership role.
As the Assistant Maintenance Manager, you will:
Support the Service Manager in overseeing daily maintenance operations across the team
Help manage, develop, and mentor team members in diagnosing problems and completing repairs
Provide hands-on troubleshooting across HVAC, plumbing, appliances, electrical, and general maintenance
Assist with preventative maintenance planning, make-readies/turns, and work order
Help manage inventory and coordinate supply ordering
Regularly inspect community buildings, including vacant units
Participate in and help coordinate the on-call schedule including availability for emergency situations and weather-related events
Assist with grounds maintenance, snow removal, and overall curb appeal
Communicate effectively with residents, team members, and leadership
Compensation & Incentives:
Base Pay: $24.00 – $27.00 per hour
Up to 50% Rent Discount
Property Staff Shared Renewal Commissions – paid monthly
$300 Morgan Essentials – paid quarterly
On-call Appreciation: $15/day for holding the on-call phone

Generous paid time off, including 10 holidays per year and sick leave
Hours & Schedule:
Monday – Friday: 8:00 AM – 4:30 PM
Paid rotating on-call participation required
Must be available and prepared for emergency events
Schedule subject to change based on business needs
What We’ll Expect from You:
Minimum 3 years of maintenance or related trades experience required (multifamily strongly preferred)
Strong hands-on experience with HVAC and plumbing systems
Ability to balance hands-on work with leadership responsibilities
Experience supporting or leading maintenance operations, including scheduling, work orders, and team coordination
Comfortable using smartphones, mobile apps, email, and systems for communication and operations
Strong communication and customer service skills when interacting with residents and team members
Active, valid driver’s license and a personal vehicle
Must live within a reasonable commuting distance to support on-call needs
HVAC / EPA / CFC certification preferred
